<br />H. UNDERGROUNDING OF OVERHEAD UTILITIES <br /> <br />1. Undergrounding of Utilities: All utilities on-site shall be installed as underground <br />facilities including service connections. Appurtenant facilities shall be flush type <br />rather than above grade pedestals. <br /> <br />2. Prior to approval of the Final Map, the Subdivider shall provide written evidence form <br />utility companies that satisfactory arrangements, including necessary payments, have <br />been made to ensure undergrounding or removal of existing overhead utility lines along <br />the project frontage on Washington Ave. <br /> <br />I. FEES AND DEPOSITS <br /> <br />1. Design review fees, development impact fees, permit fees, inspection fees, and any <br />other fees charged by the City or other reviewing agencies for the review, approval, <br />permitting and inspection of the above listed public improvements shall be paid by the <br />Developer. <br /> <br />2. Prior to approval of the final map, Subdivider shan enter into a Subdivision <br />Improvement Agreement and shan post security in the amounts and forms acceptable to <br />the City Engineer. <br /> <br />3. Subdivider shan pay Development Fee for Street Improvement (DFSI) of $939 per <br />unit (as of 7/01/04). <br /> <br />4. Subdivider shan pay Underground Utility Conversion Fee of $696 per unit (as of <br />1/21/2005). This fee is waived because the Subdivider is converting the overhead <br />utilities to underground along the project frontage. <br /> <br />J. MINI PARKS. STREET TREES AND LANDSCAPING <br /> <br />1. The Subdivider shan provide and construct parks in accordance with the standards of <br />Section 7-1-800, et seq., San Leandro Municipal Code and as required by the Park & <br />Recreation Commission. The Subdivider could choose to pay Park Development Impact <br />Fee instead of constructing a park in the subdivision or a combination of both. The <br />subdivider would be provided credit towards Park Development Impact Fee of $4,785 per <br />unit (as of 7/01/04) for any park land and improvements constructed as per as per Section <br />800 of Chapter 1 Title VII of San Leandro Municipal Code. <br /> <br />2. The Subdivider shan prepare a landscaping and irrigation plan for review and approval <br />by the Development Services and Engineering and Transportation Department. The <br />landscape plan shaH include species, size, quantities and location. AHlandscaping shan <br />be designed with efficient irrigation practices to reduce runoff, to promote surface <br />filtration and minimize the use of fertilizers and pesticide, which can contribute to runoff <br />poHution. <br /> <br />Page 7 of9 <br />
