<br />carriage house that include a story band and/or other architectural details that <br />provide visual interest to the street-facing elevation of that structure. Plans shall <br />be subject to the review and approval of the Community Development Director. <br /> <br />E. Prior to issuance of building permits, the developer shall submit final landscape <br />and irrigation plans for review and approval by the Community Development <br />Director. The plans shall include such details as, 1) tree size, species and location; <br />2) shrubs and groundcovers; 3) installation specifications; and 4) irrigation details. <br />These plans shall be shared with adjacent neighbors for their review and <br />comments. The down slope planting on the lot shall include trees with a minimum <br />size of 15 gallons and shrubs with a minimum size of five gallons, with the intent <br />to visually buffer the retaining walls on the site. To reduce on-site water <br />consumption and reduce the energy required for distribution of water, drought- <br />resistant native species shall be used for site landscaping where possible. All <br />required landscaping shall be installed to the satisfaction of the Community <br />Development Department prior to issuance of an occupancy permit. <br /> <br />F. Prior to issuance of building permits, all building specifications shall be submitted <br />for review and approval to the Zoning Enforcement Official to ensure the quality <br />of the exterior design. Said building specifications include but is not limited to: <br /> <br />1. The selected window sizes and window trim details for all windows on all <br />sides of the homes. <br /> <br />2. The specifications and sample of proposed roof material. <br /> <br />3. The final colored elevations and actual color samples. <br /> <br />Any changes to the approved building specifications must be made in writing to <br />the Zoning Enforcement Official, who may either administratively approve the <br />modification or bring it back to the Board of Zoning Adjustments for review. <br /> <br />II. PERMITTED USE <br /> <br />A. This is an approval for a Height Exception and Major Site Plan Review/View <br />Preservation to build an approximate 10,679 9,811 square-foot new home, with <br />livable area of ~ 6,907 square feet, including ~five bedrooms and ~ <br />six and one-half bathrooms; and a 1,326 square-foot carnage house, with livable <br />area of 450 square feet, including one bedroom and one full bath; and one 288 <br />square-foot pool house. The main house and the carnage house, with average roof <br />heights of W 26 feet and 24 feet, respectively, exceed the maximum height in the <br />RS-VP District of 18 feet and require a Height Exception; 2888 Darius Way; <br />Assessor's Parcel Number 79-20-47. The crawl space indicated on plans shall not <br />be converted to livable area.
