<br />7 <br /> <br />EXCERPT OF THE APPROVED MINUTES OF THE <br />REGULAR MEETING <br />CITY OF SAN LEANDRO <br />BOARD OF ZONING ADJUSTMENTS <br />JULY 20, 2006 <br /> <br />Item 6: Public Hearing <br />(a) Matter of PLN2005-00063; Major View Preservation/Site Plan Review and <br />Height Exception; to build an approximate 10,679 square-foot new home, with <br />livable area of 8,002 square feet, including seven bedrooms and seven and one-half <br />bathrooms; and a 1,326 square-foot carriage house, with livable area of 450 square <br />feet, including one bedroom and one full bath; and one 288 square-foot pool house. <br />The main house and the carriage house exceed the maximum height in the RS~VP <br />District of 18 feet and require a Height Exception; two-story additions in the RS-VP <br />District require a Major Site Plan ReviewNiew Preservation; 2888 Darius Way; <br />Assessor's Parcel Number 79~20-47; M. Luong (applicant and property owner); RS- <br />VP Residential Single-Family View Preservation District. [Barros] <br /> <br />Chair Raposo asked for a show of hands by members of the public who planned to speak <br />to ascertain if a time limit for each speaker should be imposed. <br /> <br />Planner Barros stated that the applicant and architect were present to answer questions. <br />The main house would measure 30 feet at the highest portion of the roof and the carriage <br />house would measure 24 feet, both of which would exceed the l8-foot height limit. Any <br />home with two or three stories and comprised more than 4,000 square feet triggered <br />Major Site Plan ReviewNiew Preservation. The site totaled approximately 1.5 acres and <br />was located at the southern portion of the city limits. She displayed a vicinity map, site <br />plan and photos that showed the proposed project and the surrounding neighborhood of <br />single-family homes. The pool house had been reduced to less than 250 square feet and <br />would not be reviewed. A pool was not planned at this time. <br /> <br />The carriage house would be the building closest to the street with the emergency vehicle <br />turnaround space opposite it, as required by the Fire Department. The main house would <br />be located in a north-south direction with entryways for both dwellings facing each other. <br />The garages would be located on the ground level with the second and third stories of the <br />main house stepping up the hill, as shown by the three-dimensional model. A workshop <br />would also be located on the ground level, along with game room, bar and au pair suite <br />with full bath. The second floor would include the common areas: living and dining <br />rooms, kitchen, family room, office and guest suite with deck areas. The third floor <br />would contain the master bedroom suite and four bedrooms and bathrooms. <br />
