Board of Zoning Adjustments Regular Meeting, July 20, 2006
Excerpt of the Minutes item PLN2005-00063

Mr. Glaudemans stated that designs that stepped up the hill in a single-story fashion had
been considered, but they would have covered much more of the site. This design
encompassed only two stories stacking up on one another as it stepped up the hill. There
would have been plenty of room on the lot for a single-story home of the same size, but
they preferred to stay within the existing flat pad.

Member Marr asked if the applicant's relative lived on Darius Way or Darius Court.

It was decided the home was on Darius Way.

Member Chin asked if a gate was planned at the entrance or anywhere else on the
property. Was fencing planned to be installed around the site?

Mr. Glaudemans replied that the applicant desired that a gate be installed before the
turnaround, but there were restrictions, because of Fire Department access. Chain link
fencing existed at the back of the site to the east, natural vegetation (and possible chain
link fence) was at the top of the site to the north, and a steep slope existed on the other
side, so there were no plans to build a fence at this time. A four-foot retaining wall would
be visible from the street, but it would be landscaped. The highest portion of the retaining
wall would be approximately 12 feet at the corner of the turnaround.

Member Sidari guessed that eight to ten vehicles would need parking space. Could that
many autos be accommodated on the property?

Mr. Glaudemans pointed out more than 10 possible spaces on the site plan.

Chair Raposo asked what the facing was on the different hillside levels shown on the
three-dimensional model.

Mr. Glaudemans stated that the levels he was speaking of were just to show the slope
and curvature of the hill. There would be no walls. The only wall would be the retaining
wall, which would be made from interlocking stacked blocks.

Chair Raposo opened the public hearing.

Desiree McPherson, 14603 Midland Road, stated that she lived in the house directly
below this proposed house. She expressed concern about the 10,000 square-foot mansion.
She passed a photo to the Board taken from her driveway. Years ago, trees and vegetation
were mowed down by tractors leading to soil sliding onto her property. She was worried
about more soil erosion and sliding. She also expressed concern about vehicles belonging
to ten people driving up and down the driveway next to their bedroom. Construction
noise was a concern, and she asked how long the project would take.

Eva Best, 14609 Midland Road, stated that she had lived in the area for 36 years and she
worried that the quality of the neighborhood would change as a result of this project.
