E & L Maionchi Trust, (property owners) <br /> <br />FROM: <br /> <br />INTRODUCTION <br /> <br />Pursuant to Title VII, of Chapter 1 of the San Leandro Municipal Code, pleasc accept this as the <br />City Planner's Report on Parcel Map 8864. <br /> <br />BACKCROUND <br /> <br />The subject property is located on the northwest comer of Hesperian Boulevard and Lewelling <br />Boulevard and comprises of 558,359 square feet in area. It is developed with an existing shopping <br />center consisting of an approximately 1 32,000 square~ foot retail store (Target), a 5,312 square-foot <br />restaurant (Baker's Square) and an approximately 5,000 square-foot vacant auto supply store slated <br />for demolition. The property is located in the CC Commercial Community District and the current <br />uscs and development complies with the requirements ofthe CC District. <br /> <br />DETAILS OF PROPOSAL <br /> <br />Parcel Map 8864 is a three lot subdivision. The eXlstmg large retail store and the eXlstmg <br />restaurant will each have their own new parcel. The third lot being created is for a proposed fast <br />food drive-thru restaurant. <br /> <br />The large retail store will be located on the new Parcel "A" and comprise of 459,486 square feet in <br />arca. The existing restaurant will be located on the New Parcel "C" and comprise of 53,919 square <br />feet in area. The third lot, Parcel "B", will comprise of 36, 192 square feet in area. <br /> <br />STAFF ANALYSIS <br /> <br />The map defines the property line boundaries. Each of the ncw parcels conforms to the Zoning <br />Code property development standards for the CC Commercial Community District, in terms of lot <br />size and width, required yards, and lot coverage. <br />
