PUBLIC HEARINGS Public Hearing Comments are limited to 5 n1inutes per person, subject to adjustnlent by the Mayor. When you address the City Council, you should fill out a speaker card and submit it to the City Clerk so the order of speakers nlay be determined and an official record of names and addresses obtained. A. Matter of PLN2004-00084; Renewal of Plalmed Development to Convert Existing Garage/Storage Area of a Triplex to a New One-Bedrooln Residential Unit. Total Unit Count for the Site Would Be Five (5) Units, which Includes an Existing Single- Falnily Residence; 244 Harlan Street, North Side of Harlan Street Between Washington Avenue and Clarke Street; Assessor's Parcel Number 75-73-3-3; A. Alcantar (Applicant and Property Owner); RM-2000 (PD) Zoning District (reestablishes approval of PLN2001-00043, Planned Developnlent for conversion of an existing triplex into a four-plex, which was approved in 2001, then expired due to inaction by the previous property owner). This being the time and place for the Public Hearing on the above matter, City Manager Jermanis gave background on the item, noting that the project had previously been before the Council. Mr. J ermanis introduced Plamling Manager Debbie Pollart. Ms. Pollart gave a short PowerPoint presentation describing the proposed project. Councilmember Glaze asked if the project had also gone to the Planning Comlnission a second time. Ms. Pollart confirmed that it had. Councilmenlber Glaze pointed out that the lninutes from the Planning Commission meeting were not included with the staff report. Ms. Pollart indicated that there was no discussion by the Planning Commission or public input regarding the project at the meeting. Councilmember Glaze noted that in the future it would be helpful to include the Planning Commission minutes so the Council would know that the Planning COlnmission had acted upon the iteln. CouncilInenlber Santos asked for what the commercial building on the property had been used. Ms. Pollart replied that it had been a beauty salon, however, it has not been in operation for sonle tinle and is currently being used for storage. Councilnlenlber Santos asked if the parking will be on-site. Ms. Pollart stated that the proj ect nleets the on-site parking requirements. Vice Mayor Badger COlTIlllented that he is glad to see the project finally going forward.
