ZAZAI The property is approximately 3.42 acres and is located on the cast side of Teagarden Street. SUMMARY AND RECOMMENDATION Staff recommends adoption of a resolution approving Parcel Map 8696 subject to the Conditions of Approval listed in Exhibit A attached to the resolution, BACKGROUND Analysis The subject property is located at 2954-2998 Teagarden Street south of the Aladdin Avenue intersection. The site is approximately 3.42 acres with three buildings, currently used for light industrial manufacturing. Parcel Map 8696 proposes to convert the buildings to a condominium project of twenty-three office and warehouse units all with exterior access. The Conditions of Approval for Parcel Map 8696 will require the properties to be managed as a coordinated facility through a Declaration of Covenants, Conditions and Restrictions (CCR's), The CCR's shall be recorded before the map is released for recordation. The applicant shall provide documentation that all items have been completed and approved. The map will not be released for recordation until all items expressed in the Conditions of Approval have been completed or their completion guaranteed. Current City Council Policy Title VIl, Chapter 1 of the San Leandro Municipal Code and the Subdivision Map Act set the authority and procedure for processing the parcel map
