ZAZAI <br /> <br />The property is approximately 3.42 acres and is located on the cast side of Teagarden Street. <br /> <br />SUMMARY AND RECOMMENDATION <br /> <br />Staff recommends adoption of a resolution approving Parcel Map 8696 subject to the Conditions <br />of Approval listed in Exhibit A attached to the resolution, <br /> <br />BACKGROUND <br /> <br />Analysis <br /> <br />The subject property is located at 2954-2998 Teagarden Street south of the Aladdin Avenue <br />intersection. The site is approximately 3.42 acres with three buildings, currently used for light <br />industrial manufacturing. Parcel Map 8696 proposes to convert the buildings to a condominium <br />project of twenty-three office and warehouse units all with exterior access. <br /> <br />The Conditions of Approval for Parcel Map 8696 will require the properties to be managed as a <br />coordinated facility through a Declaration of Covenants, Conditions and Restrictions (CCR's), <br />The CCR's shall be recorded before the map is released for recordation. The applicant shall <br />provide documentation that all items have been completed and approved. The map will not be <br />released for recordation until all items expressed in the Conditions of Approval have been <br />completed or their completion guaranteed. <br /> <br />Current City Council Policy <br /> <br />Title VIl, Chapter 1 of the San Leandro Municipal Code and the Subdivision Map Act set the <br />authority and procedure for processing the parcel map <br />
