Cooke, Principal Engineer (p~ <br />SUBJECT PROJECT/PROJECT DESCRIPTIO~:1. r' <br /> <br />RESOLUTION APPROVING PARCEL MAP 8696 FOR 2954-2998 TEAGARDEN STREET, <br />ASSESSOR'S PARCEL NO. 077B-1201-034-01, OWNER: TEAGARDEN BUSINESS <br />CENTER,LLC <br /> <br />The propel1y is approximately 3.42 acres and is located on the east side of Teagarden Street. <br /> <br />SUMMARY AND RECOMMENDATION <br /> <br />Staff recommends adoption of a resolution approving Parcel Map 8696 subject to the Conditions <br />of Approval listed in Exhibit A attached to the resolution. <br /> <br />BACKGROUND <br /> <br />Analysis <br /> <br />The subject property is located at 2954-2998 Teagarden Street south of the Aladdin Avenue <br />intersection. The site is approximately 3.42 acres with three buildings, cunently used for light <br />industrial manufacturing. Parcel Map 8696 proposes to convert the buildings to a condominium <br />project of twenty-three 0 fCice and warehouse units all with exterior access. <br /> <br />The Conditions oC Approval for Parcel Map 8696 will require the properties to be managed as a <br />coordinated facility through a Declaration or Covenants, Conditions and Restrictions (CCR's). <br />The CCR's shall be recorded before the map is released for recordation. The applicant shall <br />provide documentation that all items have been completed and approved. The map will not be <br />released Cor recordation until all items expressed in the Conditions of Approval have been <br />completed or their completion guaranteed. <br /> <br />Current City Council Policy <br /> <br />Title vn, Chapter 1 of the San Leandro Municipal Code and the Subdivision Map Act set the <br />authority and procedure for processing the parcel map <br />
