<br />CITY OF SAN LEANDRO <br />PLANNING SERVICES DIVISION <br /> <br />MEMORANDUM <br /> <br />DATE: October 19,2006 <br /> <br />TO: Ken Joseph, City Engineer <br /> <br />FROM: Sally Barros, Plmmer II 1~ <br /> <br />SUBJECT: City Planner's Report on Parcel Map Number 8696; 2954-2998 Teagarden Street; <br />Teagarden Business Center, LLC (applicant and property owner) <br /> <br />INTRODUCTION <br /> <br />Pursuant to Title VII, of Chapter 1 of the San Leandro Municipal Code, please accept this as the <br />City Planner's Report on Parcel Map 8696. <br /> <br />BACKGROUND <br /> <br />The subject prope11y is located on the east side of Teagarden, south of the intersection with <br />Alladdin Avenue. The site encompasses an area of approximately 148,975 square feet (3.42 <br />acres). The property is zoned IG Industrial General. <br /> <br />In August 2006, the property owner received a Zoning Permit (PLN2006-00016) [rom the Zoning <br />- Enforcement Official to create 23 individual ownership units from four existing <br />industrial/warehouse buildings that comprise 62,572 square feet. <br /> <br />DETAILS OF PROPOSAL <br /> <br />Parcel Map 8696 proposes to create a single lot subdivision, or condominium map, to allow for <br />individual ownership of 23 office and warehouse units within the existing building at 2954-2998 <br />Teagarden Street, with all common areas governed by a Property Owners Association through <br />Covenants, Conditions and Restrictions. <br /> <br />STAFF ANALYSIS <br /> <br />The proposed parcel map defines the property line boundaries. The map conforms to the <br />discretionary approvals for a Zoning Permit (PLN2006-00016) which was processed to review <br />parking, landscaping, signage, Building and Fire code conformance and other site conditions. <br />The project was found to conform with the standards of Article 32 Non-Residential <br />Condominium Conversion and was approved by the Zoning Enforcement Official on August 11, <br />2006. <br />
