<br />EXHIBIT A <br /> <br />CITY ENGINEER'S REPORT AND <br />CONDITIONS OF APPROVAL FOR <br />TRACT MAP 7791 <br /> <br />650-740 PARGa AVENUE <br />SAN LEANDRO, CALIPORNIA <br /> <br />PINDINGS <br /> <br />Pursuant to the provlslollS of Section 7-1-420 of the San Leandro Municipal Code, I have <br />eX~lmined Tract Map 7791 and Ilnd that it will be in compliance with Title VII, Chapter I of the <br />San Leandro Municipal Code and the State Subdivision Map Act upon completion of the <br />conditions of approval listed below. <br /> <br />I. Provide an engineer's estimate for the installation of the car Ii ITs, carports, bicycle <br />parking stalls, and trash enclosure. Provide a guarantee for the completion of these <br />improvements in the fClI"Il1 of a bond, line of credit, or other means approved by the City <br />It x I ()(JlYrI of tile estimated cost. <br /> <br />2. Prior to the release of the Pinal Map /()r signatures, the City will require an annotated <br />copy ol'the Conditions of Approval explaining how each condition has been satisfied. A <br />copy of this doculllent shall be submitted to the Engineering and Transportation <br />Department and the Community Development Department for review and Ilnal approval. <br /> <br />3. Construct all public and pedestrian facilities in accordance with eunent American with <br />Disabilities Act (ADA) requirements. Repair and/or replace any delieient improvements <br />such as raised sidewalks, damaged curb and gutter to comply with current ADA <br />requirements or as directed by the City Engineer prior to the release of the rinal Map <br />fllr recordation. <br /> <br />4. The Developer is responsible l'or ensuring that all contractors and subcontractors are <br />aW~lre of and implement all storm water quality measures. Failure to comply with the <br />approved construction best management practices (BMPs) shall result in the issuance of <br />correction notices, citations and/or a project stop order. <br /> <br />5. A Homeowner's Association (I-JOA) shall be fonned and shall be responsible in <br />peqlcluity for the maintenance, repair, and replacement of the car lifts, carports, opcn <br />space and common area improvements including walkways, landscaping, ilTigation <br />equipment, private streets, access casement, sound walls, and utilities. The I-lOA is <br />responsible for enforcement of the Conditions, Covenants and Restrictions (CC&Rs) and <br />shall provide written nOlillcation of any violation to the property owners. <br /> <br />Pagr.; 1 of 2 <br />
