8. Description of project: (Describe the whole action involved, including but not limited to later phases of the <br />project, and any secondary, support, or off-site features necessary for its implementation. Attach <br />additional sheets if necessary.) <br />Launch Ramp: Remove the existing wood pier at the new launch ramp site, approximately 3,650 sf.; <br />permanently remove approximately 26 timber support piling at the pier, fill approximately 450 cy at the <br />pier location; remove and replace approximately 200 cy of rip rap at pier location.; cut approximately 270 <br />cy. at new launch ramp location; place approximately 6,000 sf, of cast -in-place and pre -cast concrete <br />launch ramp (approximately 4,000 sf. below Mean High Water — MHW) at the new location, along with <br />approximately 150 cy. rip rap. Approximately 2,280 sf, of launch ramp apron (above MHW) will be <br />constructed at the new location. At a later date, as a separate project, the City will remove approximately <br />4,000 sf. of concrete ramp and apron, eight piling, 2,500 sf. of boarding floats, and fill approximately 750 <br />cy at the existing launch ramp location. The existing launching facility will be closed to boaters upon <br />completion of the new facility. (See Location Map, Sheet 2). <br />Boarding Floats: Install approximately 2,500 sf. of aluminum (or other material) boarding floats; six (6) <br />concrete support piling; construction of two (2) concrete abutments, construction of boarding facilities to <br />meet ADA accessibility guidelines, in compliance with Department of Boating and Waterways guidelines. <br />Access and Parking: Provide approximately 20,000 sf. of re -designed parking area to accommodate <br />approximately 55 boat/trailer parking spaces; provide one (1) space for accessible boat/trailer parking; <br />provide two (2) standard accessible parking space; provide approximately seven (7) new standard <br />parking spaces adjacent to the new launch ramp. Provide 1,250 sf. of boat wash -down area within the <br />existing parking area; provide approximately 5,000 sf. of new boat -ready lane area within the existing <br />parking area. <br />Restroom: Remodel interior, and expand existing footprint of restroom located on Mulford Point Road by <br />140 sf. for a total of approximately 470 sf_ <br />Surrounding land uses and setting: Briefly describe the project's surroundings, <br />The proposed launching ramp/fuel dock site is adjacent to "A" Dock along Mulford Point Road, the Marina <br />Office on the north, and Mulford Point Park on the south. The site is presently developed with a wooden <br />pier, the fuel dock, and parking area on the west. On the east is the entrance channel to the marina. <br />10.
