(civil engineer). <br /> <br />INTRODUCTION <br /> <br />Pursuant to Title VII, of Chapter 1 of the San Leandro Municipal Code, please accept this as the <br />City Planner's Report on Parcel Map 9375 and Condominium Plans for 2380, 2382, and 2384 <br />West A venue 134. <br /> <br />BACKGROUND <br /> <br />The subject property has a total area of 14,880 square feet and is developed with a one-story single- <br />family home toward the front of the property built in 1952, and a two-story two- family dwelling in <br />the rear built in 1963. In the RO District, an additional two-family home may be built on a lot in <br />excess of 14,000 square feet in area (Zoning Code Section 2-554 A). The single-family home at the <br />front of the property consists of three bedrooms, one bathroom, a kitchen, dining area and living <br />room. The two-family dwelling is at the rear of the property. Each of these two units has two <br />bedrooms, one and one-half bathroom, a kitchen, living room, and an attached one-car garage. <br /> <br />On September 7, 2006 the applicant received approval from the Board of Zoning Adjustments for a <br />conditional use permit to convert the existing single-family home and existing two-family home <br />into a condominium for sale as three individual units. <br /> <br />DETAILS OF PROPOSAL <br /> <br />Parcel Map 9375 is a single lot subdivision. As shown on the accompanying Condominium Plan <br />the single lot will contain three units, which may be sold and owned individually. The Plan also <br />shows the common areas, yard areas for each of the three units and the air space the buildings <br />would occupy on top of the single lot. <br /> <br />STAFF ANALYSIS <br /> <br />The Parcel Map and the Condominium Plan conforms to the conditional use permit (PLN2006- <br />00051 ). <br />
