<br />~~ <br /> <br />CONDITIONS OF APPROVAL <br /> <br />PLN2007-00007 - 685 Bancroft Avenue <br />PARADISO LLC (Applicant) and Marie and Douglas Storm Trust (Property Owner) <br /> <br />I. COMPLIANCE WITH APPROVED PLANS <br /> <br />A. The applicant/property owner shall comply with Exhibits A through J, attached to <br />the application dated February 20, 2007, except as hereinafter modified. (Exhibits <br />are on file in the City of San Leandro Community Development Department, 835 <br />East 14th Street, San Leandro, California, 94577 and under City of San Leandro <br />Building Permit No. BLD2007-00219). <br /> <br />Exhibit A - Location Map <br />Exhibit B - Site Plan <br />Exhibit C - Floor Plan <br />Exhibit D - Enlarged Partial Floor Plan <br />Exhibit E - Partial Demolition Plan <br />Exhibit F - Finishes Plan <br />Exhibit G - Interior Elevations <br />Exhibit H - Interior Elevations <br />Exhibit I - Plumbing Layout <br />Exhibit J - Electric Power Layout <br /> <br />B. The applicant/property owner shall be responsible for assuring that any successor in <br />interest who assumes responsibility for this site plan approval is informed of its <br />terms and conditions. <br /> <br />II. PERMITTED USE <br /> <br />A. This site plan review approval allows for the expanded seating area and relocation <br />of the existing bar area in approximately 228 square feet inside of the Paradiso <br />Restaurant at 685 Bancrof( Avenue, San Leandro (Alameda County Assessor's <br />Parcel Number 76-397-6). <br /> <br />B. The State of California Alcohol Beverage Control (ABC) license-type number 47 <br />for an on-sale general for bona fide public eating place shall be maintained. The <br />proposed interior work shall remain connected to the existing restaurant space and <br />shall not be construed as a separate bar and lounge area.
