<br />II. PERMITTED USE <br /> <br />A. This modification to Planned Development (PLN2002-0003l) is an approval to <br />add Outdoor Storage Uses as conditionally permitted uses for Bayside Business <br />Park, and to allow outdoor storage specifically for the applicant's business on lots <br />D and E (1300 & 1330 Business Center Drive), and construction of a 5,200 s.f. <br />office building and a 13,200 s.f. mechanics building; Alameda County Assessor's <br />Parcel Numbers 79A-59l-6, -11. Any additional usage or change to the specified <br />outdoor storage use shall be submitted in writing to the Community Development <br />Director for review, who may approve the request or direct the matter to the <br />Planning Commission. Additional usage or change in use includes but is not limited <br />to storage of hazardous materials, display of vehicles for sale, or storage or parking <br />of vehicles unrelated to the business operation. There shall be no storage of <br />vehicles unrelated to the business operation or storage of vehicles not registered to <br />the business operation occupying the site. There shall be no storage of building <br />materials or products exceeding 8 feet tall, with the exception of the metal <br />containers, which may be stacked two-high, for a maximum of 16 feet in height. <br /> <br />B. No sales of vehicles are permitted from the site. <br /> <br />C. Wrecked or inoperable vehicles (including boats) shall not be stored or parked on <br />the property. <br /> <br />D. All off loading or on loading of vehicles shall occur on the property. <br /> <br />E. Solid waste dumpsters or recyclable materials dumpsters shall not be stored <br />outdoors on the property unless the dumpsters are contained within and screened <br />from view by a trash enclosure of solid construction. If a trash enclosure is <br />necessary, prior to issuance of building permits the proposed location, details and <br />specifications for the trash enclosure(s) shall be submitted to the Zoning <br />Enforcement Official for review and approval. Said details and specifications shall <br />include but is not limited to solid walls and solid heavy gauge metal doors with <br />heavy duty hinges. <br /> <br />F. These conditions of approval shall be posted in the building on the property and <br />made accessible to all employees. <br /> <br />G. Conditions of Approval associated with approval of the original subdivision <br />(PLN2002-0003l) shall remain in full affect and are applicable unless specifically <br />superseded by conditions related to this approval. <br /> <br />H. No application for amendment of the application or Conditions of Approval may <br />be submitted or accepted for processing by the city unless (i) there is full <br />compliance with all terms of the application and Conditions of Approval; or (ii) <br />the Community Development Director can waive compliance with the terms of the <br />application ifthey are minor in content <br /> <br />PLN2006-00101 <br />Recommended Conditions of Approval <br /> <br />Page 2 of II <br />February 22, 2007 <br />
