<br />1. Construction of the project, including the location of outdoor storage and types of <br />materials stored shall remain in substantial compliance with the approved exhibits <br />and plans. Any change to the project design, materials or colors shall be subject to <br />the review and approval of the Community Development Director who may <br />administratively approve minor changes, or for more substantial changes, require <br />review by the Planning Commission and City Council as a modification to the <br />Planned Development. <br /> <br />III. ADDITIONAL PLAN SUBMITTALS <br /> <br />A. Prior to issuance of building permits, the applicant shall submit final landscape <br />and irrigation plans for the review and approval of the Community Development <br />Director. The plans shall include such details as, 1) tree size, species and location; <br />2) shrubs and ground covers/turf; 3) installation specifications; 4) irrigation <br />details; 5) water conservation techniques; and 6) maintenance programs. To <br />reduce on-site water consumption and reduce the energy required for the pumping <br />and distribution of water, drought-resistant native species shall be used for site <br />landscaping where possible. In addition, the landscape plan shall include plantings <br />along the full half of the cul-de-sac bulb. <br /> <br />B. Prior to issuance of building permits, the applicant shall submit final plans and <br />details for all the perimeter soundwalls and all fencing for the review and approval <br />of the Community Development Director. The plans and details shall show <br />location, height, decorative features, and construction details showing materials <br />and finishes to be used for construction. All necessary permits or approvals shall <br />be obtained to construct said walls. <br /> <br />C. Prior to issuance of building permits, design details for the two onsite buil~ings <br />shall be submitted for review and approval of Community Development Director <br />to ensure the quality of the exterior design and compatibility in color, finishes and <br />materials with the existing buildings in the industrial park. In addition, an onsite <br />bike rack that is easily accessible shall be indicated on the plans and shall be <br />installed prior to final occupancy. <br /> <br />IV. FIRE DEPARTMENT REQUIREMENTS <br /> <br />A. Prior to issuance of Certificate of Occupancy, the project shall comply with all the <br />applicable Building and Fire Codes. Prior to issuance of building pennits, final <br />site plans and building plans shall be submitted to the City Building Services <br />Division and Fire Department for review and approval by the fire department. <br /> <br />B. Decorative iron gates at front of the project must open to 20 foot wide and will <br />need to comply with the Alameda County Fire Access Standards. If the gates are <br />electronic they will need to be equipped with a Knox key switch.
