Assessor's Parcel Numbers 79A-591-6 and 11; <br />National Construction Rentals (applicant - in contract to purchase from <br />property owner), Bayside Business Center LP (property owner); IG-PD <br />Industrial General, Planned Development Overlay District. <br /> <br />TO: <br /> <br />FROM: <br /> <br />SUMMARY AND RECOMMENDATION <br /> <br />The applicant, National Construction Rentals. is proposing to create a new regional/division <br />headquarters at the project site. The business includes extensive outdoor storage use. When Bayside <br />Business Park was approved, the Planned Development Overlay limited the permitted and <br />conditionally permitted uses onsite in order to maintain a more business park-type setting and to <br />also allow staff overview on uses that could have potential traffic impacts. Outdoor storage of any <br />kind is not permitted under the conditions of the existing Planned Development (pLN2002-00031) <br />approved by the City Council in November 2002 (list of permitted and conditionally permitted uses <br />for the Bayside Business Park are attached). The applicant is requesting a modification to the <br />Planned Development, to add outdoor storage as a conditionally pennitted use; to approve their <br />specific application for outdoor storage; and site plan review for construction of two new buildings <br />onsite. <br /> <br />Staff recommends that the Planning Commission forward a recommendation to the City Council <br />for approval of PLN2006-00101 subject to the attached findings and recommended conditions of <br />approval. <br />
