<br />APPLICANT'S SUPPORTING STATEMENT <br /> <br />See attached. <br /> <br />RELATIONSHIP TO SURROUNDING AREA <br /> <br />The subject property is located at 1300 & 1330 Business Center Place, and is fonnally referred to as <br />Lots D and E of the Bayside Business Park. The business park is a nine-lot industrial park <br />subdivision (eight lots for building development, plus a ninth lot that incorporates the private roads <br />and onsite wetlands mitigation area) that was approved by the City Council in late 2002. It is <br />located in proximity to the Davis Street Transfer Station (located to the west and zoned IG <br />Industrial General) and the City's Water Pollution Control Plant (located to the north and zoned PS <br />Public Service). Additional uses in the area include a variety of industrial/manufacturing uses and <br />scrap metal dealers, and are zoned IG Industrial General. <br /> <br />The first building in the new subdivision was constructed for FedEx Ground, which is located at the <br />rear (south) of the subdivision on the fonner'Lot H. Subsequent to that development, the developer <br />constructed three building shells at the north end of the subdivision (Buildings A-C) with the intent <br />of selling them to prospective new tenants. Fonner Building A was purchased and received a <br />conditional use permit in late 2004 (pLN2004-00092) for a wholesale furniture operation, whose <br />core business is warehousing and delivery of home improvement goods to retailers and designers <br />throughout the United States. The applicants for Building A also received approval for ancillary <br />retail sales up to six times per year. Building B was purchased and occupied in mid-2ooS by a <br />business that assembles and installs large pieces of medical equipment that are shipped from <br />overseas (no planning entitlement was required for this use). Building C was purchased and <br />occupied in mid-2006 by Calligaris USA, Inc. after approval of a use permit (PLN2006-00029) to <br />operate a wholesale furniture distribution warehouse operation. Calligaris is a furniture design and <br />manufacturing business based in Northern Italy and is not open to the public (sells only to retailers). <br />The four interior lots, D, E, F & G remain vacant and undeveloped. <br /> <br />DETAlLSOFPROPOSAL <br /> <br />The applicant proposes to construct and operate a new regional/division headquarters for their <br />construction rental business, to be located at 1300 and 1330 Business Center Place (lots D and E). <br />The project site encompasses 4.69 acres total (lots would be merged) and is located immediately <br />south of the existing Buildings A and C. Access is derived from the private roadway system, <br />Business Center Drive, located on the south side of Davis Street, west of Doolittle Drive. <br /> <br />The applicant is proposing to construct a new 5,200 square foot office building, located near the <br />western edge of the site; a 13,200 square foot mechanics building located in the center of the site; <br />and a total of 91 parking spaces (35 overnight truck parking spaces, and 56 auto spaces for <br />employees and clients). Proposed amenities include landscaping along the property frontages and in <br />front of the office building; decorative rolling iron gates for access to the yard area; and an eight- <br />foot tall white-colored wall around the northern, eastern, and southern borders. <br /> <br />Planning Connnission Staff Report <br />PLN2006-00 10 1 <br /> <br />Page 2 of7 <br />February 22, 2007 <br />
