<br />Staff notes that the nature of the business, which has limited public traffic and with proposed <br />shielding of the outdoor storage uses, would result in a use that is compatible both within the <br />context of the business park itself, as well as with other uses in the area. Staff has included a <br />recommended condition of approval that with the exception of the stacked containers, outdoor <br />storage may not exceed eight feet in height, and that the areas proposed for storage may not be <br />enlarged without modification to the outdoor storage approval. <br /> <br />Site Plan Review <br /> <br />The office building is proposed at 5,200 square feet and includes several offices, restrooms, a <br />break room and a training room. The building would be 16 feet tall and is oriented with the <br />canopied entrywayllobby facing Business Center Drive. No details on the exterior of the building <br />are given other than it would have a plaster finish. Behind and perpendicular to the office <br />building is a proposed 13,200 square~foot mechanics building. Again, no information is given on <br />the exterior materials, but it appears to be a metal seam building approximately 18 feet tall at the <br />apex of the roof. The floor plan for the building includes a small office, a break room with <br />restrooms, a tools/parts room, mechanic shops, sanitary dump station, vehicle wash bay, fence <br />repair, and power repair. Two roll-up doors are shown on either side of the mechanic shop, with <br />the remaining areas containing open bays with no doors on both sides. <br /> <br />Staff notes that both the office building and mechanic's building are at a different size and scale <br />than those built on lots A, B and C, and the architectural plans are not as detailed as for the <br />existing buildings. The existing buildings range in size from 15,600 - 36,600 square feet and are <br />32 feet in height. Exterior materials for the existing buildings include tilt~up concrete panels with <br />horizontal and vertical 2-inch reveals. The main entries include bent steel plate fascia (painted) <br />and storefront windows with vertical mullion. Staff has included a recommended condition of <br />approval that revised plans for the office building be submitted for review and approval prior to <br />issuance of the building permit, with revised plans including a style more in keeping with the <br />exterior looks of the existing buildings of the industrial park, at least in terms of materials used. <br />Conditions have also been included that both buildings would be painted in at least a 2~color <br />scheme, in keeping with the other buildings, and in compatible colors. <br /> <br />The preliminary landscape plans submitted shows a generous front landscape treatment, ranging <br />in depth from approximately 10-38 feet along the frontage, and approximately 35~55 feet along <br />the cul-de-sac frontage. Plans also show a 4-foot tall mound in the landscaping, with tree planting <br />on top of the mound, and shrub planting is shown in front of the office building. Staff notes that <br />the preliminary plans do not show the landscaping extending along what would be the applicant's <br />half of the cul-de-sac bulb. The applicant is aware that continuing the landscaping in this will be <br />a condition of the project. Staff notes further that no groundcover and/or turf are indicated for <br />areas outside of the trees/shrubs.
