<br />would include patios measuring 170 and 2114 square feet, respectively. In total, the private open <br />space area for the 23 units is approximately 3,600 square feet. <br /> <br />Both of the site plans show the common open space areas with the same basic elements: a small <br />tot lot including a play structure, a grass area, and benches, with a variety of accent and screen <br />trees, flowering ground cover and shrubs. The open space for the "proposed" versus the <br />"alternate" site plans differ in their location on the site, size and shape. <br /> <br />The "proposed" plan shows the open space tucked into the interior of the site, covering 3,021 <br />square-feet. The shape of this interior open space is an approximate square. The open space is <br />bounded by a six-foot masonry wall on the rear two sides adjacent to the neighbors' single-family <br />homes and by an open four-foot tall ornamental metal fence on the interior sides. <br /> <br />The "alternate" plan shows the open space in the existing narrow lot on Herma Court. The <br />"alternate" open space is more linear, with 3,623 square feet of area contained within a <br />rectangular, 25 by 110 foot space. The open space is bounded by a six-foot tall wood fence on the <br />sides adjacent to the neighbors' single-family homes and by open ornamental gates on the <br />interior and exterior ends. <br /> <br />Townhouse Elevations <br /> <br />The design proposes a modem Craftsman architectural presence for the MacArthur Boulevard <br />street frontage, including a transition from the rowhomes' architectural details to a stronger, bold <br />form of the circular patio enclosure for the building frontage at the comer. <br /> <br />Overall, the proposed design utilizes stucco and cedar wood shake exterior materials, with wood <br />detailing. Detailed features include wood rafters, divided light window and doors, Craftsman- <br />style light fixtures and mailboxes, and heavy wood-framed shared porches. The garage door <br />detailing is varied, with divided lights and wood panels in different patterns. <br /> <br />The row of five townhouses in the rear of the site would be partially visible from MacArthur <br />Boulevard, looking down the driveway into the site. These units, as well as the two attached <br />townhomes on Herma Court, have the same four-sided architecture of the townhomes described <br />above. <br /> <br />The average building height for the townhomes is 34 feet, six inches (average of approximately <br />31 feet to the plate line and 37 feet, three inches to the highest ridge. <br /> <br />Landscaping and Fencing <br /> <br />A preliminary landscape plan has been submitted, showing planting areas along the length of the <br />townhouse frontage with flowering shrubs, ground cover and accent plants flanking the sides of <br />the building frontage.
