<br />Floor Plan for Townhouses
<br />
<br />The townhouses are proposed as three-story, with garages on the ground floor. In the large comer
<br />unit (AI), the ground floor also includes a playroom, a bedroom and a full bathroom. In the event
<br />that the larger comer unit were to include a live/work component, the playroom area is the "flex"
<br />space that would be dedicated for an office or similar use.

<br />The second floor of the units generally contains common areas such as the kitchen, living and
<br />dining areas and one bedroom and full bath. The third floor on all of the units contains two
<br />bedrooms and two full baths.
<br />
<br />Three units comprise four bedrooms and four to four and one-half bathrooms, while the other 20
<br />units comprise three bedrooms and three to three and one-half bathrooms. Unit B townhomes are
<br />four bedrooms and four bathrooms. Unit C townhomes are three bedrooms and three bathrooms,
<br />except for the three inclusionary units with the one-car garages, which have a playroom and an
<br />additional half bathroom on the ground floor.

<br />The private open space for the MacArthur Boulevard-fronting units (Units 2 through 16) is
<br />proposed as a 120 square-foot patio, screened by a five-foot tall fence and wood trellis element.
<br />Unit 1, the comer unit, has a large circular raised patio that measures approximately 504 square
<br />feet. The rear units (Units 17 through 21) would have enclosed rear patios ranging from 150
<br />square feet to 286 square feet. The front yards for Units 22 and 23 would face Herma Court and
