<br />The maximum Floor Area Ratio (FAR) of 0.5 in the CC Zoning District is exceeded and off- <br />street parking requirements for the project are not met (see discussion of parking below). The <br />proposed total building area is 34,450 square feet, which results in a FAR of 0.75 for the 43,525 <br />square-foot site. Additionally, the 10-foot front and comer side setbacks are not fully landscaped <br />within the area of the site zoned CC. No minimum landscape requirements exist in the RS zoning <br />district. <br /> <br />Finally, the 49 to 52 parking spaces provided, including 43 enclosed spaces and 6 (or 9) surface <br />guest spaces, does not meet the minimum requirement for 23, three- and four-bedroom units. <br />Zoning Code Section 4-1704 requires 2.5 parking spaces per unit, including two covered spaces <br />per unit. (0.5 of the requirement is designated as guest parking). In these two areas, the project meets the prescribed RM-2000 zoning <br />standards. <br /> <br />Open Space <br /> <br />The proposed project exceeds the open space requirements for residential multi-family <br />development. A 23-unit multi-family residential project would require open space area of 4,600 <br />square feet (200 square feet per unit, with a minimum of 120 square feet of this for private open <br />space, per Zoning Code Section 2-558A).
