<br />April 4, 2007 <br /> <br /> <br />Broadmoor Village Town Homes - Statement of Purpose <br /> <br />We appreciate this opportunity to introduce Settlemier Properties proposed residential <br />development for Broadmoor Village Town Homes Located at 311 Macarthur Blvd. at the <br />southwest corner of Broadmoor Blvd. and Herma Court. Currently the site is made up of 5 <br />contiguous parcels and contains an existing 2 storey office building with 2 large parking lots. The <br />existing building has outlived its usefulness and will be demolished to support residential <br />development in the north Macarthur corridor. <br /> <br />The project consists of 23 town homes with a 16-plex fronting on MacArthur, a 5-plex that fronts <br />on our private drive and a duplex that fronts on Herma Court. The town houses that front on <br />MacArthur and Herma will be arranged in a row 10 feet back from the property line sidewalk. <br /> <br />The existing Macarthur sidewalk and streetscape would receive minor revisions to accommodate <br />diagonal parking, which creates an additional 10 parking spaces on MacArthur adjacent to the <br />town houses. The new project will have 24 foot wide entry drives on both Macarthur as well as <br />Herma Court. All residences will use the shared driveways. The AC Transit bus stop will remain <br />where it is. <br /> <br />We chose a craftsman style for the exterior of the buildings. This is the predominate style of <br />building in the immediate area and is uniquely east bay. The buildings are faced with stucco; <br />wood siding and cedar shake shingles in keeping with the standard Craftsman vocabulary. Each <br />residence has a wood trellised entry porch up a few steps from the sidewalk. <br /> <br />We have met with the neighbors and Broadmoor Neighborhood Association (BNA) four times to <br />discuss their issues and concerns with tne project. As a result of these meetings we have made <br />several changes to the project including a right turn only out of the project onto Herma, No <br />Parking red curb on Herma between the exit and stop sign and significant landscaping to screen <br />the neighbors from potential noise and light. We now have support of the majority if not all of the <br />neighbors. <br /> <br />We are working with the residents at 338 Herma to do a land swap, where they would swap 1,165 <br />SF of their backyard for 1928 SF of our property that abuts their property and connects to Herma. <br />We have an offer in front of them to do this swap including building them a new garage, widening <br />their driveway and building a sound wall along the back of their property.
