<br />K. The applicant shall construct new curb, gutter and sidewalk in the same <br />location and/or alignment as the existing improvements, including <br />improvements identified on the MacArthur Streetscape Project. The <br />improvements shown on the MacArthur Blvd Streetscape Project have been <br />constructed by the City. The applicant shall reimburse the City 50% of the <br />actual cost of these improvements along the applicant property frontage. <br />The estimated cost of these improvements is $87,841.60. Therefore, <br />Subdivider shall pay $43,920.80 prior to approval of the Final Map for this <br />proj ect. <br /> <br />L. The applicant shall construct an 18-inch storm drain line and two catch <br />basins on the MacArthur Blvd project frontage as identified in the North <br />Area Storm Drain Study prepared by McGill Martin Self, Inc. dated <br />November 2003. The applicant may be eligible for reimbursement due to <br />over-sizing of pipe and installation cost. Assuming a Manning's coefficient <br />of 0.013, the slope of this new 18-inch pipe should be 0.0012 to ensure a <br />pipe velocity of two feet per second. The invert of this pipe should be 56.30 <br />at the point of connection to the existing storm drain manhole at the <br />intersection of MacArthur Blvd. and Broadmoor Blvd. <br /> <br />M. An encroachment permit from the Alameda County Flood Control and <br />Water Conservation District shall be obtained prior to the connection of the <br />new 18-inch storm drain line to the existing storm drain system. <br /> <br />N. The drive aisle through the center of this townhouse development is-too <br />shall be at least 24' in width. <br /> <br />O. All on-site parking spaces shall meet the City's 18.5' depth requirement. <br />See City Standard Plan No. 600 for typical parking space dimensions. <br /> <br />P. Pavement arrows and centerlines shall be placed along the proposed "Private <br />Drive" to direct traffic. Additionally, a stop limit line, stop legend, and stop <br />sign should be installed facing exiting traffic at both driveways. <br /> <br />Q. The yellow and white paint on the existing curb along the proposed 450 <br />parking stalls on MacArthur Blvd shall be removed. <br /> <br />R Prior to the issuance of building permits for the project, the Applicant shall <br />obtain an Encroachment Permit from the Engineering and Transportation <br />Department for work within the public right-of-way. <br /> <br />PLN2006-00 1 04 <br />Recommended Conditions of Approval <br /> <br />Page 9 of 16 <br />May 7, 2007 <br />
