If a lot line adjustment with APN 076-331-029 is needed to make room for <br />the central open space area in the first site layout option, then the lot line <br />adjustment shall be processed prior to approval ofthe Final Map. <br /> <br />T. The applicant must submit a Final Map for approval by the City Council. <br /> <br />U. Public Utility Easements shall be provided over the private driveways or <br />street to serve the project. A Homeowners Association shall maintain all <br />facilities within the public right-of-way. <br /> <br />V. All typical street fixtures, including but not limited to fire hydrants, <br />electroliers, signs, and utility boxes shall be located within the P.U.E. <br />Appurtenant equipment for underground utilities shall be placed in areas <br />screened by landscaping wherever it would be infeasible to place them <br />underground due to a high water table or other reasons. <br /> <br />W. All utilities and services to the new buildings shall be placed underground. <br /> <br />X. Sewer cleanouts shall be provided at the property line. <br /> <br />y. All TV Cable facilities shall be located and installed in accordance with the <br />City's "Design and Construction Standards for Ground-Mounted TV Cable <br />facilities" . <br /> <br />Z. During construction, the Alameda County Fire Department may require <br />access to the project site due to a response of fire or medical emergency. <br />Therefore, prior to obtaining a grading permit, a plan for emergency access <br />and circulation shall be submitted to the Fire Department for review and <br />approval. A letter from the Fire Department approving the fire access plan <br />shall be submitted to the City Engineer. <br /> <br />AA. The Alameda County Fire Department shall approve the onsite parking plan <br />and all red-curb markings within the development. The approval shall be <br />submitted in writing to the City Engineer. <br /> <br />BB. All certifications and approvals as required by the Floodplain Administrator <br />in accordance with Ordinance No. 99-07 and state and federal regulations <br />shall be in place prior to the approval of Building Permits for the <br />development. <br /> <br />Cc. All found monuments shall be tied by survey and described with tag <br />numbers and recorded references. Two found monuments of Record <br />(approved by the Engineering and Transportation Department) must appear <br />in a statement and labeled on each sheet of the map.
