<br />B. Display and storage of vehicles on-site shall remain in substantial compliance <br />with the striping plan shown on Exhibit B - Site Plan. Customer and employee <br />parking spaces (7) and on-site driveways for circulation and vehicle back-up shall <br />not be occupied for the purpose of display at any time. <br /> <br />C. Vehicles for sale belonging to the business shall not be parked or displayed in the <br />public right-of-way. <br /> <br />D. No wrecked vehicles may be stored on the property. No salvage of vehicle parts <br />shall be conducted on the property. <br /> <br />E. The business shall not include the outdoor storage of boats, trailers, or inoperable <br />vehicles on the property with the exception of the display of operable automobiles <br />that are for sale on the property <br /> <br />F. No automotive repair work shall be conducted on the property. All auto detailing <br />shall take place inside the building designated for detailing. Activities associated <br />with the detailing shall be subject to the City's Noise Ordinance (Municipal Code <br />Section 4-1, Article 11). <br /> <br />G. These conditions of approval shall be posted in the building prior to opening the <br />business on the property, and shall be made accessible to all employees. <br /> <br />H. Delivery of automobiles to the property shall only be made during regular business <br />hours and shall be conducted in a manner as to not obstruct or impede traffic. <br /> <br />III. ON-SITE IMPROVEMENTS <br /> <br />A. Landscaping <br /> <br />1. Prior to issuance of building permits, the final landscape and irrigation plans for <br />the 13-foot front yard setback, the tree wells and the raised pots for plants near the <br />sales building shall be submitted to the Community Development Director for <br />review and approval. Said final plans shall include mounding of the landscaped <br />area and shall show the exact placement of the proposed monument sign. Prior to <br />Certificate of Occupancy all plant material and irrigation specified on the final <br />plans shall be completely installed to the satisfaction of the Community <br />Development Director. <br /> <br />2. Any above-ground back-flow preventors shall be adequately screened to the <br />satisfaction of the Community Development Director. <br /> <br />3. All landscaping improvements shall be maintained in a healthy growing condition <br />at all times. The landscaped areas shall be irrigated by an automatic sprinkler <br />system designed to reduce water usage. The type, nature and amount of <br />landscaping shall conform to the approved final landscape and irrigation plan at <br />all times. <br />
