<br />B. Any new roof top or exterior mechanical equipment for the building such as air <br />conditioninglheating units, venting, or radio/television antennas shall be screened <br />from view so as not to be visible from adjacent properties or streets to the <br />satisfaction of the Community Development Director. <br /> <br />C. No barbed wire or ribbon wire shall be installed on any wall, fence or building on <br />the property. <br /> <br />D. Garbage cans and recycling bins shall be kept inside the automobile detailing <br />business at all times, except for the scheduled pick-up service of the containers. If <br />the garbage cans or recycling bins are to be stored outside the building, they shall <br />be screened from view and the top shall be roofed over. Said screening shall be <br />subject to review and approval by the Community Development Director and the <br />City Engineer. <br /> <br />VIII. MAINTENANCE <br /> <br />A. All exterior building surfaces shall be maintained in clean condition. The site <br />shall be kept free oflitter, debris and weeds. <br /> <br />B. Any graffiti shall be promptly removed from building walls, and/or perimeter <br />fences and walls. The applicant and any successors in interest shall comply with <br />the rules and regulations of the City's graffiti removal program and shall grant a <br />license and right of entry as requested to enforce the terms of such program. <br /> <br />C. The signs on the property shall be well maintained at all times. Any damage to <br />the signs shall be promptly repaired or replaced. <br /> <br />D. Unauthorized and temporary signage, including but not limited to flags, pennants, <br />and A-frame signs, shall not be permitted on the property, except as approved for <br />a specified amount of time in a Special Event Permit granted by the City <br />Community Development Department. <br /> <br />IX. GENERAL REQUIREMENTS <br /> <br />A. The applicant shall require customers and employees to park within the seven <br />parking stalls to the rear of the site and mark them with signage reading the <br />appropriate designations (e. g. "Employee Parking" and "Customer Parking"). <br /> <br />B. There shall be no outside storage of any type in loading or parking stalls. Those <br />areas shall be kept free of obstruction and available for their designated use at all <br />times. <br /> <br />C. Any complaints regarding this business may be grounds for a review hearing by the <br />Board of Zoning Adjustments or revocation of the business license by the City <br />Finance Department, subject to a decision by the Community Development Director. <br />
