The Agency <br />contact for scheduling interviews is Amalia Lorentz, Senior Development <br />Specialist, 510-577-3315. The designated liaison to the Agency will notify Ms. <br />Lorentz at least 3 business days prior to each interview in order for the Agency to <br />adequately inform the Site owner and reserve a meeting space for the interviews. <br />If Mercy and AR/WS are unable to coordinate concurrent resident/tenant <br />interview, then Mercy shall notify Ms. Lorentz at least 3 business days prior to <br />each interview in order for the Agency to adequately inform the Site owner and <br />reserve a meeting space for the interviews. Mercy shall refer any detailed <br />relocation questions to AR/WS. <br /> <br />b. Prior to the start of any interviews, Mercy shall submit to the Agency for review <br />and approval an Interview Plan that includes a description of 1) the Mercy staff <br />who will conduct the interviews, 2) the interview notification process and <br />distribution materials for residents/tenants, and 3) the screening criteria and <br />materials (e.g., intake form/interview questions). <br /> <br />c. Provide for Agency approval prior to close of escrow a copy of rules which <br />residents/tenants who choose to remain as renters on the Site must abide by. <br /> <br />d. Upon completion of all interviews, Mercy will prepare a summary report for and <br />meet with the Agency on the resulting resident/tenant profiles and assess with the <br />Agency which appropriate income thresholds (e.g. very low, low) will be applied <br />to the resident/tenants when the Agency assumes ownership and Mercy becomes <br />the property manager. <br /> <br />e. Agency shall collect and distribute weekly resident/tenant lists to Mercy. <br /> <br />f. Maintain documentation and records of all interviews. <br /> <br />II. Building Needs Assessment <br />a. Agency will contract and pay for a basic building needs assessment of the Site. <br />The building needs assessment shall include mold, asbestos, lead-based paint, and <br />pest control from a sample of units and common areas. In addition, Agency will <br />also contract and pay for a preliminary structural analysis of the building for <br />required code upgrades and seismic retrofitting. Prior to the building needs <br />assessment and structural analysis, Agency will coordinate with Mercy to clarify <br />the work scope for both activities to minimize duplication when Mercy conducts <br />its own inspection before the close of escrow per Section II(b) below. Agency <br />will provide Mercy with a copy of the reports containing findings and conclusions <br />upon completion of the building needs assessment and structural analysis. Upon <br />receipt of each report, Mercy shall have 5 business days to review and provide <br />comments to the Agency. <br />
