<br />Tenant shall retain such certificates for not less than three (3) years, upon request shall make the
<br />originals available for inspection by Landlord and shall provide copies of such certificates to
<br />Landlord.
<br />
<br />6.3.1.2 Annual Report. Tenant shall submit an annual report ("Annual
<br />Report") to Landlord, which shall, at a minimum, include the following information for each
<br />dwelling unit in the Project: (i) initial occupancy date; (ii) the number of persons residing in the
<br />unit; (iii) the information specified in Section 6.3.1.1, and (iv) the monthly rent charged. Upon
<br />Landlord's request, Tenant shall include with the Annual Report, an annual income
<br />recertification and documentation verifying tenant eligibility, and such additional information as
<br />Landlord may reasonably request from time to time in order to show compliance with this
<br />Agreement.

<br />6.4 Manager's Unit. One dwelling unit in the Project shall be used as a resident
<br />manager's unit, and shall be exempt from the occupancy and rent restrictions set forth in Section
<br />6.3 of this Lease.
<br />
<br />6.5 No Condominium Conversion. Tenant shall not convert the Project to
<br />condominium or cooperative ownership or sell condominium or cooperative conversion rights to
<br />the Project during the Term of this Lease.
<br />
<br />6.6 Nondiscrimination. There shall be no discrimination against or segregation of any
<br />person or group of persons on account of race, color, religion, creed, sex, sexual orientation,
<br />marital status, familial status, disability, ancestry or national origin in the sale, lease, sublease,
<br />transfer, use, occupancy, tenure or enjoyment of the Property or part thereof, nor shall Tenant or
<br />any person claiming under or through Tenant establish or permit any such practice or practices of
<br />discrimination or segregation with reference to the selection, location, number, use or occupancy
<br />of tenants, lessees, subtenants, sublessees or vendees in, of, or for the Property or part thereof.
<br />Tenant shall include such provision in all deeds, leases, contracts and other instruments executed
<br />by Tenant, and shall enforce the same diligently and in good faith.
<br />
<br />All deeds, leases or contracts made or entered into by Developer, its successors or
<br />assigns, as to any portion of the Property or the Improvements shall contain the following
<br />language:

<br />"Grantee herein covenants by and for itself, its successors and assigns, and all
<br />persons claiming under or through it, that there shall be no discrimination against
<br />or segregation of a person or of a group of persons on account of race, color,
<br />creed, religion, sex, sexual orientation, marital status, national origin, ancestry or
<br />disability in the sale, lease, sublease, transfer, use, occupancy, tenure or
<br />enjoyment ofthe property herein conveyed nor shall the grantee or any person
<br />claiming under or through the grantee establish or permit any such practice or
<br />practices of discrimination or segregation with reference to the selection, location,
<br />number, use or occupancy of tenants, lessees, subtenants, sub lessees or vendees in
<br />the property herein conveyed. The foregoing covenant shall run with the land."
