(Surveyor). <br /> <br />INTRODUCTION <br /> <br />Pursuant to Title VIT, of Chapter 1 of the San Leandro Municipal Code, please accept this as the <br />City Planner's Report on Parcel Map 9035. <br /> <br />BACKGROUND <br /> <br />The subject property is on the north side of Fairway and encompasses approximately 13,520 square <br />feet. It is developed with an existing single-family home, which is located toward the southerly end <br />of (front) of the property and a new single-family home toward the northerly end (rear) of the <br />property for which building permits were issued on February 14, 2007. The existing single-family <br />home in the front is one-story with three bedrooms, and two bathrooms and an attached one-car <br />garage. An open parking pad is located to the side of the home and the westerly interior side yard. <br />The rear single-family home is comprised of four bedrooms and three bathrooms and an attached <br />two-car garage. The rear single-family home is two-story. In the RO District, an additional one- <br />family home may be built on a lot in excess of 12,000 square feet in area (Zoning Code Section 2- <br />582 A.). <br /> <br />In September 2006, the property owner received a site plan review and conditional use permit <br />(PLN2006-00038) to build the new two-story single-family home and to convert the existing single <br />family-home and proposed new single-family home into a condominium for sale as two individual <br />units. <br /> <br />DET AILS OF PROPOSAL <br /> <br />Parcel Map 9035 is a single lot subdivision. The single lot will contain two units, which may be <br />sold as individual units. <br /> <br />STAFF ANALYSIS <br />
