The map conforms to the approved site plan review <br />and conditional use permit (PLN2006-00038). <br /> <br />Covenants, conditions and restrictions (CC&R's) will be required and referenced on the map. The <br />CC&R's will provide for the maintenance of the lot, such as driveways, fencing, and landscaping. A <br />provision in the CC&R's for exterior changes such as additions, patios, storage sheds and fence <br />alterations will be subject to the City's Zoning Code. <br /> <br />SUMMARY AND RECOMMENDATION <br /> <br />1. Parcel Map 9035 is in conformance with the approved conditional use permit to <br />convert the units into a condominium for sale as two individual units on the single <br />lot (PLN2006-00038). <br /> <br />2. Parcel Map 9035 is in compliance with Title VII, Chapter 1 of the San Leandro <br />Municipal Code (Subdivision Ordinance). <br /> <br />3. Parcel Map 9035 is in compliance with the Subdivision Map Act (California <br />Government Code). <br /> <br />4. Parcel Map 9035 is consistent with the objectives, policies, land use and programs <br />in the City of San Leandro's General Plan. <br /> <br />Subject to the comments above, I recommend that Parcel Map 9035 be approved. <br />
