COMPLIANCE WITH APPROVED PLANS <br /> <br />A The applicant/property owner shall comply with Exhibits A through K, attached to <br />the staff report dated February 15, 2007, except as hereinafter modified. The applicant/property owner shall be responsible for assuring that any successor in <br />interest who assumes responsibility for this zoning approval is informed of its terms <br />and conditions. <br /> <br />C. Construction shall commence within one (1) year following Board of Zoning <br />Adjustments approval of the Parking Exception and Zoning Permit and shall be <br />substantially completed one year after commencement of construction. For the <br />purpose of compliance with this condition, commencement of construction shall <br />be defined as the construction of a substantial portion proposed building <br />improvements. <br /> <br />D. This Parking Exception and Zoning Permit approval permits the conversion of an <br />office building into 24 individual ownership units at 101 Callan Avenue, Alameda <br />County Assessor's Parcel Number 77-551-65-3. The uses permitted are medical <br />offices (limited to 1,725 square feet) and professional offices and retail services <br />(45,009 square feet in area.) Any change of professional office to medical or <br />dental offices shall require a review of the Parking Exception by the Board of <br />Zoning Adjustments. <br /> <br />E. Construction of the project shall remain in substantial compliance with the <br />approved exhibits and plans.
