<br />, , <br /> <br />CONDITIONS OF APPROVAL <br /> <br />PLN2006-00005 <br />2020 West Avenue 134 <br />Alameda County Assessor's Parcel Number 79A-575-22-1 <br />Li-Sheng Fu (Applicant); Kim-Chi Thi Pham (Property Owner) <br /> <br />I. COMPLIANCE WITH APPROVED PLANS <br /> <br />A. The applicant shall comply with Exhibits A through C, dated May 30, 2006, except <br />as hereinafter modified. (Exhibits are on file at the City of San Leandro Community <br />Development Department, 835 East 14th Street, San Leandro, California). <br /> <br />Exhibit A -Cover Sheet <br />Exhibit B - Site Plan <br />Exhibit C - Floor Plans, Roof Plans, and Elevations <br /> <br />B. The applicant and/or property owner shall be responsible for assuring that any <br />successor in interest who assumes responsibility for this zoning approval is <br />informed of its terms and conditions. <br /> <br />C. Construction shall commence within one (1) year following Zoning Enforcement <br />Official approval and shall be substantially completed one year after <br />commencement of construction. For the purpose of compliance with this <br />condition, commencement of construction shall be defined as the pouring or <br />construction of a substantial portion of the building foundation structures. <br /> <br />II. USE RESTRICTIONS <br /> <br />A. This site plan review appwves the construction of a two-family dwelling in <br />addition to an existing single-family dwelling on 2020 West Avenue 134, also <br />known as Alameda County Assessor's Parcel Numbers 79A-575-22-1. The <br />subject property is zoned RO Residential Outer District. The parcel comprises <br />17,765 square feet of area. The Zoning Code allows an additional two-family <br />home on an RO zoned parcel having a minimum area of 14,000 square feet. Each <br />of the units would have a living area of approximately 1,827 square feet which <br />includes four bedrooms and three bathrooms. Each unit would have an attached <br />two-car garage. The garages shall not be permitted to include restroom facilities. <br /> <br />B. The addition of any future site feature that has not been indicated on the approved <br />plans, but could have a negative impact on neighboring properties or the function of <br />access/egress easement area, and which may include but is not limited to front <br />security gates or security lighting, shall be submitted as a request in writing <br />supplemented by the appropriate plans from the applicant andlor the property owner, <br />to the Zoning Enforcement Official for review. At that time, the Zoning <br />Enforcement Official may approve the request or deny the request.
