<br />, " <br /> <br />III. SITE DEVELOPMENT REQUIREMENTS <br /> <br />A. BillLDING EXTERIORlELEV ATIONS <br /> <br />1. Building design, materials and colors shall remain in substantial compliance <br />with the approved plans except as hereinafter modified. The approved plans <br />include horizontal wood or composite siding with composition shingle roofing. <br />The proposed roof would be predominantly hipped-style. The proposed <br />windows on the proposed duplex would be vinyl framed and double-glazed. The <br />proposed front entry doors would be raised panel doors. Any change to the <br />building design, materials or colors shall be subject to the review and approval <br />of the Zoning Enforcement Official, who may administratively approve or <br />recommend the review by the Site Development Subcommission. <br /> <br />2. The following refinements shall be made to the architectural elevations, and are <br />subject to final approval of the Zoning Enforcement Official. <br /> <br />1. All windows and doors on each side ofthe building shall include trim. <br /> <br />11. The two-car garages shall be constructed with its doors recessed a <br />minimum of one-foot, six-inches as shown on Exhibit C - Floor Plans. <br />In addition, aforementioned garage doors shall be sectional garage <br />doors with raised panel sections and windows or simulated windows <br />on the top section. Furthermore, all garage door sections shall include <br />raised panels and simulated wood texture. . <br /> <br />111. A color and materials board, including but not limited to the horizontal <br />siding, colors for the building and trim, and roof material shall be <br />submitted prior to issuance of building permits. <br /> <br />3. Any revisions to the architectural elevations, including the porch, door( s) and <br />window(s) shall be submitted to the Zoning Enforcement Official for review <br />and approval. If the Zoning Enforcement Official determines that the revisions <br />significantly change tht' project approval the matter may be re-noticed and <br />directed to the adjacent property owners for public review. <br /> <br />B. LANDSCAPING <br /> <br />1. Prior to issuance of building permits a final landscape and irrigation plan shall <br />be submitted to the Zoning Enforcement Official for review and approval. Said <br />plans shall specify refurbishing all the landscape planter areas on the subject <br />property. The planting plan shall include, but is not limited to specify, a <br />minimum of five trees in the front yard, with a minimum size of 15 gallons. <br />The pallet of shrubs and ground cover planting shall include flowering plants or <br />plants that have colorful foliage.
