In addition, the <br />approved landscaping and irrigation shall be installed to the satisfaction of the ZEO <br />prior to the approval of the parcel map and condominium plan. At a minimum, the <br />planting plan shall include trees with a minimum size of 15 gallons. The landscape <br />plans shall also include a pallet of flowering shrubs or plants that have colorful <br />foliage and turf and/or ground cover planting. The minimum size for the shrubs <br />shall be five gallons and the ground cover shall be one-gallon or from flats with the <br />necessary spacing to cover the planter areas in a growing season. Paved patio areas <br />and walkways shall also be included in the plans. <br /> <br />B. Prior to approval of the final parcel map and condominium plan the applicant shall <br />submit a fencing plan that provides for solid wood fencing around the perimeter of <br />the property and solid wood fencing to secure and to provide privacy for the private <br />yard areas for each of the three units. The maximum height of the solid fencing on <br />the property shall be six feet except in the required 20 foot front yard setback where <br />the height shall be three feet. In addition, the condition should include that the <br />fencing be constructed to the satisfaction of the ZEO prior to the approval of the <br />parcel map and the condominium plan. <br /> <br />C. Prior to the approval of the final parcel map and the condominium plan a new <br />raised-panel sectional overhead garage door with an automatic electric garage door <br />opener shall be installed on the residential building at the front of the property. <br /> <br />IV. REQUIRED REPORTS <br /> <br />A. Prior to approval of the Final Parcel Map, Physical Elements Reports shall be <br />submitted to the Chief Building Official. A report on the physical elements of all <br />structures and facilities of the single-family residence at the front of the property, <br />constructed in 1948, shall be submitted, containing the following: <br /> <br />1. A report by a California-licensed structural or civil engineer detailing the <br />structural condition, useful life, and any apparent deferred maintenance of all <br />elements of the property, including, but not limited to, foundations, <br />electricity, plumbing, utilities, walls, ceilings, windows, frames, recreational <br />facilities, sound transmissions of each building, mechanical equipment, <br />parking facilities, fire protection, drainage facilities, and parking conditions <br />and potential problems. Such report also shall describe the condition of <br />refuse disposal facilities; stone and brickwork; fueplaces; and exterior <br />lighting. <br /> <br />2. A report by a California-licensed appliance repair contractor detailing the <br />age, condition, expected size, and the cost of replacement for each appliance <br />and mechanical equipment for heating and cooling.
