<br />Excerpt/rom the Planning Commission Meeting Minutes <br />Agenda No. 07-11 <br /> <br />June 14, 2007 <br />Page 3 0/5 <br /> <br />Commissioner Nardine referenced the improvements that Mr. Landes cited as being <br />made during reengineering to accommodate the clay tile roof. She requested more <br />information about the changes that have not been presented to the Planning Commission. <br /> <br />Mr. Landes explained that nothing on the outside of the building has changed. The <br />changes are confined to the commercial building. While changing the design for the roof <br />structure, they shifted from metal to wood interior supports. From the inside, it will <br />appear much more substantial and more aesthetically appealing as well. <br /> <br />Acting ChairNice Chair Dlugosh, hearing no further comments or questions, <br />entertained a motion to close the public hearing. <br /> <br />Motion to Close Public Hearing <br />Ponder / Nardine; 6 Ayes, 0 Noes, 1 Absent (Reed) <br /> <br />Acting ChairNice Chair Dlugosh invited further comments from the Commissioners. <br /> <br />Commissioner Ponder, observing that this project has been around as long as he has <br />served on the Planning Commission, sees no reason to deny approval, but considers the <br />time previously given ample. If the other Commissioners agree, he proposed making a <br />motion to approve renewal of the application and forward it to City Council, but with the <br />proviso that it expire in three months rather than a year. <br /> <br />Commissioner Nardine agreed with Commissioner Ponder, noting that the blighted <br />conditions have gone on long enough. However, she would rather extend the time frame <br />to six months rather than three. <br /> <br />Commissioner Finberg, who noted that the debris problem had not been addressed until <br />very recently, also expressed concern that the materials used to cover the debris are <br />approved and that it might also prevent police from observing activities that might be <br />taking place behind the cover. She would like to see the debris moved out quickly. <br /> <br />Commissioner Collier said she agrees with the six-month expiration because the <br />construction is not complicated, but she would like to ensure the time commences with <br />issuance of the building permit, because the applicant has no control over how long it <br />takes for the City Building Department to issue a permit. During a busy period, City <br />permit processing may take four to six weeks. However, while Mr. Landes awaits the <br />permit, she wants assurance that all of the debris will be gone, except perhaps for the <br />buildings to be demolished. <br /> <br />Motion to Forward PLN2007-00027 <br />to the City Council with a Recommendation for Approval <br />with the Condition that the Approval Expire <br />within Six Months instead of One Year <br />Ponder / Nardine <br /> <br />Planner Penaranda requested clarification on the timing. He asked whether the proposal <br />for the construction to commence within six months and be completed within a year of <br />approval? <br />
