<br />Pursuant to Zoning Code Section 3 1024 the developer may request from the Planning <br />Commission renewal of the Planned Development project approval for up to two <br />additional years if it finds the renewal is consistent with the Code and that no substantive <br />change has occurred in conditions or circumstances pertinent to the planned development. <br />.^...pplication for renev/al shall be made in \vriting to the Zoning Enforcement Official not <br />less than 30 days or more than 120 days prior to expiration of the Planned Deyelopment <br />approval. Denial of a request for renewal of the Planned De'/elopment Project approval <br />may be appealed. (This condition was amended by motion, by the Planning <br />Commission, June 14,2007). <br /> <br />D. The applicant and/or property owners shall immediately commence cleanup of the <br />subject property. (This condition was added by motion, by the Planning <br />Commission, June 14, 2007). <br /> <br />II. PERMITTED USE <br /> <br />A. This Planned Development approval is to construct a mixed-use speculative <br />commercial/light industrial component comprising approximately 10,589 square feet and a <br />self-storage facility comprising of approximately 66,958 square feet with a resident <br />manager's office and living quarters. Specifically the project would include six storage <br />buildings. Five of the six buildings would be single-story. Only one storage building <br />would be two-stories tall. The subject site is located at 14340 Washington Avenue and is <br />also known as Alameda County Assessor's Parcel Number 77C-1235-2-22. <br /> <br />B. Permitted uses shall be those uses listed on Attachment A, Permitted/Conditionally <br />Permitted/Administrative Uses Proposed as Part of the Planned Development for 14340 <br />W ashington Avenue. Any discrepancy in the allowed uses shall be at the discretion of the <br />Zoning Enforcement Official. <br /> <br />C. The mixed-use speculative commercial/light industrial building shall not be used for the <br />purpose of public storage (i.e., self-storage, mini-warehouse) usage. <br /> <br />D. Prior to issuance of building permits, detailed interior floor plans to the manager's office <br />and living quarters shall be submitted for review and approval of the Community <br />Development Director. <br /> <br />E. Construction of the project shall remain in substantial compliance with the approved <br />plans and exhibits. Any change to the project design, materials or colors shall be subject <br />to review and approval of the Community Development Director who may <br />administratively approve or require review by the Planning Commission as a modification <br />to the Planned Development. <br /> <br />F.
