<br />RECOMMENDED <br />CONDITIONS OF APPROVAL <br />(With amendments and added conditions by the Planning Commission on June 14,2007) <br /> <br />PLN2007 -00027 <br />Planned Development <br />14340 Washington Avenue <br />Mark Landes and Nat Landes (Applicant and Property Owners) <br /> <br />I. COMPLIANCE WITH APPROVED PLANS <br /> <br />A. The project shall comply with Exhibits A through J, dated January 26, 2006, except as <br />hereinafter modified. (Exhibits are on file at the City of San Leandro Community <br />Development Department, 835 East 14th Street, San Leandro, California). <br /> <br />Exhibit A - Site Plan Superimposed on an Aerial <br />Exhibit B - Enlarged Site Plan <br />Exhibit C - Project Details including Fac;ade, Monument Sign, Color and <br />Materials Board <br />Exhibit D - Elevations, Front and Rear <br />Exhibit E - Elevations including the Self-Storage Facility <br />Exhibit F - Perspectives of Front Fac;ade <br />Exhibit G - Perspectives of Front Fac;ade <br />Exhibit H - Perspectives of Front Fac;ade <br />Exhibit I - Elevation of Two-Story Storage Building <br />Exhibit J - End Elevations of the Speculative Building <br /> <br />B. The applicant and/or property owners shall be responsible for assuring that any successor <br />in interest who assumes responsibility for this zoning approval is informed of its terms <br />and conditions. <br /> <br />C. Within 30 days of City Council approval the applicant and/or property owner shall <br />make application for a City Building Permit for the project including submittal of <br />the necessary construction documents. Construction shall commenoe '.vithin one (1) <br />year follo'Ning City Council approval of the Planned Development and shall be <br />substantially completed within six months of issuance of the building permit. one year <br />after commencement of construction. For the purpose of compliance vlith this condition, <br />commencement of construction shall be defined as the pouring or construction of a <br />substantial portion of the building foundation structures. <br /> <br />In addition, construction of the speculative building shall commence prior to the <br />construction of the self-storage facility or the two said development components shall be <br />constructed concurrently. If the latter is selected, the Certificate of Occupancy for the self <br />storage facility shall not be issued until a Temporary or a Final Certificate of Occupancy <br />for the speculative building is issued, or the speculative building is substantially <br />completed per the approved plans, including all exterior finishes and architectural <br />elements, as determined by the Community Development Director. <br />
