<br />P. Prior to the issuance of Building Permits for the project, the landscaping and irrigation plans <br />for the project shall be approved by the Community Development and the Engineering and <br />Transportation Departments. All landscaping shall be designed with efficient irrigation <br />practices to reduce runoff, to promote surface infiltration and minimize the use of fertilizers <br />and pesticides that can contribute to storm water pollution. Where feasible landscaping shall <br />be designed and operated to treat storm water runoff. Landscaping and other surface <br />features shall be located as not to impair sight distance at driveways. <br /> <br />Q. The Applicant shall comply with the provisions of the City's Grading Ordinance and the <br />Urban Runoff Clean Water Program. The City requires a grading permit any time more <br />5,000 square feet earth surface is disturbed. The Ordinance requires that an erosion <br />control and sediment plan be prepared, submitted and approved by the City prior to <br />issuance of a Grading Permit. <br /> <br />R. All utilities and services to the new buildings shall be undergrounded. Appurtenant <br />facilities shall be flush type rather than above grade pedestals. <br /> <br />S. Conspicuous pavement arrows or directional signs shall be installed to ensure the safe <br />and smooth on-site circulation. The northerly aisle shall have two opposing one-way <br />pavement arrows instead of one one-way pavement arrow. <br /> <br />T. The southerly one-way exit driveway at Washington Avenue may be narrowed down <br />from 28-ft wide to about 15-ft wide to avoid confusion. A "Do Not Enter" sign shall be <br />installed at the driveway facing the north and southbound Washington Traffic <br /> <br />VII. FIRE DEPARTMENT & BUILDING DIVISION REQUIREMENTS <br /> <br />A. Red curbs and/or striping with stenciled wording "NO STOPPING FIRE LANE" shall be <br />required on one side of each section of emergency vehicle access, to limit parking to one <br />side only based on width of roadway, to the satisfaction of the Fire Marshall. <br /> <br />B. Plans did not include location of existing and proposed fire hydrants. The project shall be <br />required to comply with Appendix ill-A of the California Fire Code, which in this case <br />shall require on site fire hydrants. Prior to the start of construction, fire hydrants and <br />emergency vehicle access roadways shall be in place and operational to the satisfaction of <br />the Fire Marshall. <br /> <br />C. Project shall be required to comply with all building and fire code requirements. A permit <br />shall be required for the demolition of the existing buildings <br /> <br />D. Prior to Certificate of Occupancy all Fire and Building Code requirements shall be <br />complied with, to the satisfaction of the Fire Marshall and the Chief Building Official. <br /> <br />VIII. FENCING AND SCREENING <br /> <br />A.
