<br />G. Applicant shall remove any broken and uplifted sidewalk, curb and gutter along the full <br />project frontage and shall construct new City standard sidewalk, curb and gutter in the <br />same location and alignment as the existing curb and gutter. In addition, root barriers <br />shall be included to protect the new street improvements from the three Liquidamber trees <br />that will be retained. <br /> <br />H. Applicant shall remove two existing driveways and construct new City standard sidewalk, <br />curb and gutter in the same location and alignment as the existing curb and gutter. <br /> <br />1. Applicant shall construct one standard commercial driveway approach. <br /> <br />J. The plans shall identify any existing parking restrictions. These parking restrictions are <br />subject to review by the Engineering and Transportation Department. <br /> <br />K. During construction the following high standards for sanitation are required: Garbage cans, <br />construction dumpsters, and debris piles shall be removed on a minimum weekly basis. All <br />food related trash items such as wrappers, cans, bottles, and food scraps shall be disposed of <br />in closed containers only and shall be regularly removed from the site. Inspections, <br />conducted as part of the regular construction compliance, will be conducted to ensure <br />compliance of the Developer and contractors with this requirement. <br /> <br />L. All storm water runoff from the project shall be collected in an underground system and <br />conveyed to an appropriate storm drain system. <br /> <br />M. The Urban Runoff Clean Water Program requires that all runoff be treated to remove <br />sediment and water borne pollutants prior to discharge into a public facility. Examples of <br />control measures include, but are not limited to: routing of pavement and roof runoff <br />through vegetated swales, vegetated filter strips or landscaped areas in lieu of direct <br />hydraulic connection to the storm drain system; structural control measures, such as sand <br />filter(s), fossil filter(s) or other methods that may be proposed by the applicant and <br />approved by the City Engineer to intercept and pretreat storm water prior to discharging to <br />the storm drain system; and/or other Best Management Practices that the applicant may <br />propose. On projects of this type, this can typically be accomplished by installing fossil <br />filters in the catch basins or by sending runoff through vegetated filter strips or <br />landscaped areas. <br /> <br />N. All on-site storm drain inlets must be labeled "No dumping - Drains to Bay" or equivalent <br />using methods approved by the City or County. All on-site storm drains must be cleaned at <br />least twice a year and immediately prior to the rainy season. The City Engineer may require <br />additional cleaning. <br /> <br />O. All details of construction, including, but not limited to, on-site pavement slopes, <br />illumination, drainage, etc., are subject to the approval of the City Engineer. <br /> <br />Recommended Conditions of Approval <br />PLN2007 -00027 <br /> <br />July 16, 2007 <br />Page 6 of! 0 <br />
