<br />X. SIGNS <br /> <br />A. Prior to issuance of building of building permits, a sign program including locations, <br />details, specifications, and dimensions for the future tenants in the speculative building <br />shall be submitted to the Community Development Director for review and approval. The <br />sign program shall include but is not limited to individual letters. <br /> <br />B. The site project shall be limited to one freestanding monument sign as shown on the <br />attached exhibits. <br /> <br />C. In accordance with Section 4-1806 K of the Zoning Code, banners, balloons, etc. are not <br />permitted except for special events and grand openings and with prior approval by the <br />Zoning Enforcement Official. <br /> <br />XI. MAINTENANCE <br /> <br />A. The project site shall be well maintained and shall be kept free of litter, debris and weeds <br />at all times. <br /> <br />B. After approval of this application or demolition of accessory buildings and other existing <br />improvements on the project site, the site shall be enclosed with a security fence at a <br />height of not less than six (6) feet and maintained in a neat manner, free of weeds, litter <br />and debris. <br /> <br />C. Any graffiti shall be promptly removed form building walls and signs. <br /> <br />D. All sides of walls on the site shall be structurally sound, graffiti-free and well maintained <br />at all times. <br /> <br />E. All landscaping improvements shall be maintained in a weed-free and healthy growing <br />condition at all times. The landscaped area shall be irrigated by an automatic sprinkler <br />system designed to reduce water usage. The type, nature and amount of landscaping shall <br />remain at all times in substantial conformance with the final landscape plan. <br /> <br />E. All missing or damaged plants shall be immediately replaced by the property owner. <br />Approval of the Community Development Director shall be obtained prior to the removal <br />or substitution of any trees on the property. <br /> <br />F. The storefront glazing shall be maintained clear at all times and not obscured by painting <br />the windows or obscuring them with storage of materials or goods inside the building. <br />Construction of a display area of wares or goods inside the windows will be permitted. <br /> <br />Recommended Conditions of Approval <br />PLN2007 -00027 <br /> <br />July 16, 2007 <br />Page 9 oft 0 <br />
