<br />XII. SOLID WASTE AND RECYCLING CONDITIONS <br /> <br />A. The Applicant shall comply with the City of San Leandro's Construction and Demolition <br />Ordinance for job site recycling. For projects valued over $100,000, all concrete/asphalt <br />and a minimum of 50% of all other debris shall be recycled. The Applicant shall <br />demonstrate compliance by submitting a Debris Recycling Statement to the <br />Environmental Services Manager prior to issuance of a building permit. Prior to final <br />occupancy, the applicant shall submit all recycling and disposal documentation, which <br />shall be reviewed and approved by the Environmental Services Manager. <br /> <br />B. Prior to issuance of building permits, the applicant shall clearly indicate on the site plan <br />the proposed locations and dimensions of each solid waste/recycling storage area, and <br />include an enclosure detail (exterior materials/finish). The plan shall also include the <br />proposed size, number, and type of solid waste and recycling containers to be stored in <br />each enclosure. Enclosure plans shall be subject to review and approval by the <br />Environmental Services Manager. <br /> <br />XIII. GENERAL CONDITIONS <br /> <br />A. On-site parking spaces shall remain for use of employees and patrons. The parking spaces <br />shall not be used to park or store boats, trailers, camper tops, inoperable vehicles and the <br />like outside the building within the project. <br /> <br />B. On-site lighting shall be high-pressure sodium or other energy-conserving lighting, and shall <br />be designed and located to not interfere with traffic on adjacent streets and to not shine on <br />adjacent properties, with details subject to the approval of the City Engineer and the <br />Community Development Director. The Community Development Director may direct light <br />fixtures to be relocated or modified as necessary to minimize glare onto adjacent properties. <br /> <br />C. All exterior/roof-top mechanical equipment shall be screened from view so as not to be <br />visible from adjacent properties or streets to the satisfaction of the Community <br />Development Director. Pacific Gas and Electric (PG&E) transformer(s) shall be located <br />underground or, if above ground, shall be shielded or located in an obscure location. This <br />condition shall not apply to wireless cable receivers that do not exceed three feet in <br />diameter <br /> <br />D. The approvals granted by the City as a result of this application, as well as the Conditions <br />of Approval, shall be recorded in the office of the County Recorder of Alameda County. <br /> <br />E. No application for amendment of the application or Conditions of Approval may be <br />submitted or accepted for processing by the City unless (i) there is full compliance with <br />all terms of the application and Conditions of Approval; or (ii) the Development Services <br />Director waives compliance with the terms of the application and Conditions of Approval <br />pending application for amendment. <br /> <br />Recommended Conditions of Approval <br />PLN2007 -00027 <br /> <br />July 16, 2007 <br />Page 10 orIO <br />
