<br />14340 Washington Avenue, PLN2007-00027 <br /> <br />4 <br /> <br />July 16, 2007 <br /> <br />Permits and/or Variances Granted <br /> <br />The project complies with all Zoning Code requirements pertaining to setback requirements, <br />height requirements, maximum lot coverage, and maximum floor to area ratio (FAR) in the IL <br />and CC Districts, with the exception of the maximum FAR in the CC District. In this case, the <br />only exception that is proposed is that the FAR of the planned development exceeds the CC <br />District requirement by 0.06, where 0.50 is the maximum FAR permitted (Zoning Code Section <br />2-686). <br /> <br />Environmental Review <br /> <br />An Initial Study/Mitigated Negative Declaration and Mitigation Monitoring Plan for the project <br />described above were previously approved by the City Council on March 6, 2006. The <br />application to renew the same project proposal does not result in any substantive effects. Thus, <br />the existing approved Mitigated Negative Declaration and Mitigation Monitoring Plan is <br />adequate and no further environmental review is required. <br /> <br />Code Compliance Review <br /> <br />Not applicable <br /> <br />Board/Commission Findin2s <br /> <br />The Planning Commission reviewed this application on June 14, 2007. At the conclusion of the <br />public hearing, the Commission recommended approval of the planned development with similar <br />conditions from last year's approval, however with a stricter time constraint that the application <br />for building permit with required construction documents be made to the Building and Safety <br />Services Division within 30 days of City Council's approval and that the development project be <br />substantially completed within six months of the City issuing the building permit. <br /> <br />Summary of Public Outreach Efforts <br /> <br />This matter was noticed for the July 16, 2007 City Council meeting. A legal advertisement for <br />the public hearing was placed in the Daily Review newspaper; public hearing notification letters <br />were mailed to property owners and business owners within 300 feet of the subject property; and <br />public notification placards were posted on the utility poles adjacent to and near the subject <br />property. <br /> <br />Fiscal Impact <br /> <br />Not applicable <br /> <br />Bud2et Authority <br /> <br />Not applicable <br />
