Alameda <br />County Assessor's Parcel Number 77C-1235-2-22; M. Landes, Landes Corp. <br />(applicant and property owner). <br /> <br />SUMMARY AND RECOMMENDATION <br /> <br />On March 6, 2006 the City Council approved the planned development referenced above with a <br />condition of approval that construction shall commence within one year following City Council <br />approval of the Planned Development and shall be substantially completed one year after <br />commencement of construction. For the purpose of compliance with the condition, <br />commencement of construction shall be defined as the pouring or construction of a substantial <br />portion of the building foundation structures. <br /> <br />Preparation of the construction documents have taken longer than anticipated by the applicant. <br />There were unusual delays in designing the commercial/industrial building. On March 6, 2007 <br />the planned development approval expired. <br /> <br />Without any changes to the approved plans the applicant is requesting approval again to <br />redevelop the subject property. The proposal is to clear the site and to redevelop the property <br />with a new mixed-use speculative commercial/light industrial building along the front one-third of <br />the property and a self-storage facility on the remaining two-thirds of the site. <br /> <br />The project proposal remains the same. The necessary rezoning and environmental clearance was <br />granted on March 6, 2006. The construction documents are nearly complete and ready for <br />submittal to the City's Building and Safety Services Division for building permits. With the <br />demolition and removal of the existing building, and ground breaking for construction a few <br />months away, the staff recommendation is that the planned development be approved with the <br />same conditions for another year. <br />
