<br />manger's office and quarters (for the self-storage facility), 50 off-street parking spaces and <br />landscaped setback. The rear two-thirds of the site would be developed with a self-storage <br />facility. The storage facility will have approximately 66,958 square feet that includes five, one- <br />story storage buildings and one, two-story building (Storage Building AA). The facility will have <br />approximately 500 storage units. <br /> <br />The speculative commercial building, self-storage buildings and office building will have a total <br />footprint of approximately 64,900 square feet and a total building floor area of approximately <br />79,647 square feet. This equates to a lot coverage of 46 percent and a floor area ratio (FAR) of <br />0.56. <br /> <br />The commercial building and the manager's building would maintain similar setbacks of <br />approximately 46 feet from the Washington Avenue front property line. The self-storage facility <br />would be located behind the speculative commercial building and maintain a setback from <br />Washington Avenue ranging from approximately 136 feet on the northerly segment to 216 feet <br />on the southerly segment. The storage buildings would be located along the side and rear <br />property lines. The exterior walls of the storage buildings would be a pre-cast concrete wall <br />thereby creating the perimeter wall to secure the site and have the required fire rating to comply <br />with the Fire Code. <br /> <br />The northerly driveway along the front of the property provides ingress and egress to the site. It <br />serves as access to the off-street parking spaces in front and behind the commercial building, the <br />roll-up doors behind the building and to the self-storage compound. The southerly driveway is <br />for egress only. East of the manager's office and residence would be a rolling wrought iron or <br />tubular metal security gate for the storage facility. The security gate would be monitored by a <br />computer access system and would control access to the facility. Tenants will be given access <br />codes to enter and exit the complex and engage and disengage the alarm systems to their storage <br />units. The self-storage facility and office would be open from 7:00 a.m. to 7:00 p.m., seven days <br />a week. Two full-time resident managers will be employed at the site. <br /> <br />The landscape setback along the W ashington Avenue frontage will have a depth averaging <br />approximately 14 feet. The landscape setback between Washington Avenue and the manager's <br />office and unit would be approximately 36 feet. <br /> <br />Architecture <br /> <br />Special attention has been given to the exterior architecture of the speculative commercial <br />building and the manager's office building and living quarters facing Washington Avenue. The <br />appointed style would be a contemporary California/Spanish architecture. It would include stucco <br />exterior, clay barrel-tile roof, and recessed metal-framed glazing. The buildings would be <br />accentuated with trellises, exposed arch trusses, and a series of inset features on the upper walls <br />of the building. The front fayades are well-articulated with projecting elements and recessed wall <br />planes and the recessed store fronts, and contrasting wall colors. The architectural treatment used <br />on the front of the building would be wrapped around both ends, including the stucco finish with <br />matching colors, the horizontal reveals on the walls, and the tile accents. Other special features <br />include the tower elements that anchor the ends of the commercial building and the lone tower <br />element on the manager's building, and the arch that would span from the manager's building to <br />the north end of the commercial building, over the entry driveway to the storage facility. <br /> <br />Planning Commission Staff Report <br />PLN2007 -00027 <br /> <br />June 14,2007 <br />Page 3 of7 <br />
