<br />IV. FIRE-DEPARTMENT REQUIREMENTS <br /> <br />A. Prior to issuance of Certificate of Occupancy, the project shall comply with all the <br />applicable Building and Fire Codes. Prior to issuance of building permits, final <br />site plans and building plans shall be submitted to the City Building Services <br />Division and Fire Department for review and approval by the fire department. <br /> <br />B. A fire access roadway shall be provided with an unobstructed width of not less <br />than 20 feet and a vertical clearance of not less than 13 feet 6 inches. The roadway <br />shall be marked as fire access with no parking allowed. <br /> <br />C. The fire flow water requirement and hydrant spacing requirement for the <br />townhouse project shall be subject to the review and approval of the Alameda <br />County Fire Department. Fire Hydrant locations were not noted on plan. <br />Additional hydrants may be required for this project based on the final fire flow <br />calculations submitted to the Fire Department. <br /> <br />D. Prior to approval of occupancy, a "knox box" or similar locking mechanism on <br />the northerly exit gate that is accessible to emergency vehicles shall be installed <br />to the satisfaction of the Alameda County Fire Department <br /> <br />E. Applicant shall install fire sprinklers, designed and installed in accordance with <br />NFP A 13 requirements. <br /> <br />F. Applicant shall install fire alarm systems, subject to the review and approval of the <br />Alameda County Fire Department. <br /> <br />G. Applicant shall install additional hose outlets will be required in the garage due to <br />its lack of accessibility for fire apparatus, subject to the review and approval of the <br />Alameda County Fire Department. <br /> <br />V. PROJECT SITE IMPROVEMENTS <br /> <br />A. All garages shall be sectional, roll-up type with electronic, remote control garage <br />door openers. <br /> <br />B. All electrical, gas, and water meters shall be located such that they will not be <br />visible from the streets, or these units shall be screened or enclosed. <br /> <br />C. Within the habitable areas of the dwellings, exterior sound transmission control <br />measures shall be provided to prevent the intrusion of exterior noise. Prior to <br />approval of building permits, the developer shall submit evidence that interior <br />noise levels attributable to exterior sources will not exceed 45 dBA in any <br />habitable room. <br /> <br />Agreement to Conditions <br />PLN2006-00043 <br /> <br />January 18, 2007 <br />Page 5 of 13 <br />
