<br />F. Electrical services to the rear residential unit shall be undergrounded and a separate <br />meter shall be installed. <br /> <br />G. Prior to the issuance of building permits for the project, the Applicant shall obtain <br />encroachment permits from the San Leandro Engineering and Transportation <br />Department for any work within the public right-of-way. <br /> <br />H. Roof drains for the new residential unit shall discharge to an unpaved area wherever <br />practicable. <br /> <br />1. If the design of any site improvements requires encroachments onto neighboring <br />properties during construction, written agreements with that property owner shall be <br />submitted to the City Engineer, for review and approval, prior to issuance of the <br />building permits. <br /> <br />1. During construction the following high standards for sanitation are required: Garbage <br />cans, construction dumpsters, and debris piles shall be removed on a minimum weekly <br />basis. All food related trash items such as wrappers, cans, bottles, and food scraps shall <br />be disposed of in closed containers only and shall be regularly removed from the site. <br />Inspections, conducted as part of the regular construction compliance, will be conducted <br />to ensure compliance ofthe Applicant and contractors with this requirement. <br /> <br />K. The applicant must submit copies of the parcel map and condominium plan for review <br />by the City Surveyor and various City Departments in order to convert these two <br />housing units into condominiums. Parcel map applications can be obtained from the <br />Engineering and Transportation Department or downloaded from the City's website. <br /> <br />L. The proposed Conditions, Covenants, and Restrictions (CCR's) for the project shall be <br />approved by the City prior to approval of the parcel map. <br /> <br />v. FIRE DEPARTMENT <br /> <br />A. Project shall be required to meet minimum fire flow standards as per Appendix III-A <br />of the California Fire Code. If the nearest hydrant is not within standards, a new <br />hydrant will be required. Automatic fire sprinklers may be provided to mitigate <br />hydrant deficiency. <br /> <br />B. The required 20 foot fire access road for this project has not been provided. The <br />existing driveway is only 11 foot 3 inches. Therefore, the entire structure old and new <br />will need to be equipped with automatic fire sprinklers, or a 20-foot fire access with <br />turnaround provided, or the new construction of the house separated from the old by a <br />four-hour rated wall and then only the new construction would be required to have <br />fire sprinklers installed inside. <br /> <br />C.
