<br />designed to reduce water usage. The type, nature and amount of landscaping shall <br />conform to the approved final landscape and irrigation plan at all times. <br /> <br />C. PAVING <br /> <br />1. Prior to issuance of building permits, the applicant shall submit final details and <br />specifications and/or a sample of the required paving for the driveway to the <br />proposed new garage and parking pads in the rear of the property for the review <br />and approval of the Community Development Director and City Engineer. The <br />paving in the front yard setback and the side yards setbacks (i.e., driveways, <br />walkways) shall be replaced with seeded exposed aggregate. Said final details and <br />specifications of the proposed paving includes but is not limited to the color(s) <br />and size of the aggregate and the color and finish of the concrete to be used <br />without the exposed aggregate finish. <br /> <br />IV. ENGINEERING AND TRANSPORTATION DEPARTMENT <br /> <br />A. The proposed development shall comply with City ordinances, policies and regulations. <br />All improvements shall be in accordance with the City's Design Standards, <br />Specifications and Standard Plans unless otherwise specifically approved by the City <br />Engineer. <br /> <br />B. Pursuant to Government Code Section 66020, including Section 66020 (d) (1), the City <br />HEREBY NOTIFIES the applicant for this Project that the 90-day approval period (in <br />which the applicant may protest the imposition of any fees, dedications, reservations, or <br />other exactions imposed on this Project by these Conditions of Approval) will begin on <br />the date of the conditional approval of this Project. If you fail to file a protest within this <br />90-day period, complying with all of the requirements of Government Code Section <br />66020, you will be legally barred from later challenging any such fees, dedications, <br />reservations or other exactions. <br /> <br />C. Site Improvement Plans for all on-site and off-site improvements shall be approved by <br />the City Engineer prior to the issuance of Building Permits for the project. All <br />improvements shall be designed and constructed in accordance with the City's Design <br />Standards, Specifications and Standard Plans, unless otherwise specifically approved by <br />the City Engineer. <br /> <br />D. Prior to the issuance of the Building Permit, the Applicant shall pay Park Development <br />Impact Fee of $11,509.63 as per Section 800 of Chapter 1 Title VII of San Leandro <br />Municipal Code and Master Fee Schedule. Also, Applicant shall pay the Development <br />Fee for Street Improvement (DFSI) of $1,047.65, Sewer Connection fee and other fees <br />as required by City Ordinances and regulations. The exact fee will be determined at the <br />time of Building Permit Issuance and may be adjusted to reflect any change in the ENR <br />Construction Cost Index. <br /> <br />E. A separate water and sewer connection shall be required for the rear unit.
