<br />II. PLANNED DEVLOPMENT USE RESTRICTIONS <br /> <br />A. This Planned Development approval permits live/work (mixed-use) development at 265-295 <br />Park Street. The approval includes the subdivision of the single parcel comprising of <br />28,280 square feet into three parcels. Two of the three parcels (289-295 Park Street) are <br />permitted to be developed with two-story buildings for live/work occupancy. The third <br />parcel (265 Park Street) would retain an existing warehouse building that is used for a <br />moving and storage business. The site is also known as Alameda County Assessor's Parcel <br />Number 75-224-2-2. <br /> <br />B. Unit 1 (265 Park Street) is the existing warehouse building and will remain. On 289 Park <br />Street and 295 Park Street, Units 2A and 3A are ground floor live/work units, below living <br />space Units 2B and 3B, respectively. Units 2C and 3C are work spaces with associated <br />lofts that would not be utilized as living units. In no case shall there be a living unit that is <br />not combined with a work space. Thus, the minimum amount of live/work units will be <br />two units, one on each parcel, up to a maximum amount of four live/work units, two units <br />for each of the two parcels. <br /> <br />C. Permitted Uses. Permitted commercial uses will be limited to the following: <br /> <br />1. Arts Activities. The use of the building on the property by the owner or resident as a <br />studio, workshop, gallery, museum, archive, library or school of dance, music, dramatic <br />art, film, video, graphic art, painting, drawing, sculpture, ceramics, textiles, <br />photography, custom-made jewelry, custom-made apparel, or other visual performance, <br />or sound arts and crafts; provided that the use as a recording studio or any related on- <br />site commercial music production use is prohibited (music lessons are permitted). <br /> <br />2. Counseling and Therapeutic Services. The use of the building on the property by the <br />owner or resident to provide psychological or family counseling services, occupation <br />therapists and physical therapists. <br /> <br />3. General Contracting, Home Improvement and Interior Decorating. The use of the <br />building on the property by the resident as a place of business for a contractor's, design <br />professional's or interior decorator's place of business is permitted only if the proposed <br />use is within an enclosed structure. Specifically, all vehicles, equipment, and materials <br />shall be stored inside the building. Retail sale and wholesale sale of goods not produced <br />within the live/work property shall not be permitted. <br /> <br />4. Software and Product Development The use of the building on the property by the <br />resident as a place of business for research and development of high-technology <br />electronic software or other related scientific products. <br /> <br />D. Prohibitions. No area on the live/work properties shall be used for any of the following <br />purposes: <br /> <br />1. Amusement Center <br />2. Entertainment Facility <br />3.
