<br />IN THE CITY COUNCIL OF THE CITY OF SAN LEANDRO <br /> <br />RESOLUTION NO. 2007 - <br /> <br />RESOLUTION APPROVING FINDINGS FOR <br />VESTING TENTATIVE MAP TRACT 7917 <br />PLN2007-00036 <br />15101 WASHINGTON AVENUE <br />ASSESSOR'S PARCEL NO. 80H-1515-008-02 <br /> <br />Findings <br /> <br />The City Council of the City of San Leandro finds that the proposed map, together with the <br />provisions for its design and improvements, are as follows: <br /> <br />A. The proposed map will be consistent with the General Plan in that it provides for a <br />high density residential use project within a site that has been designated in the <br />General Plan as High Density Residential. In addition, goals of the Housing Element <br />are fulfilled as the project will provide four for-sale affordable homes. The City <br />Engineer has determined that Tentative Map 7917 is consistent with the City's <br />Subdivision Ordinance. <br /> <br />B. The design and improvements of the proposed subdivision are consistent with the <br />General Plan in that it includes an orderly division of parcels which are adequately <br />served by streets and with drainage for the mixed-use development. <br /> <br />C. The site is physically suitable for residential development in that it is relatively flat, <br />and there are no known problems regarding cultural, historical or scenic aspects. <br /> <br />D. The proposed density of development of approximately one dwelling unit per 2,160 <br />square feet (20units/acre) will be compatible with adjacent existing high-density <br />multi-family development to the south and low density residential development to <br />the west. <br /> <br />E. The design of the subdivision or proposed improvements is not likely to cause <br />substantial environmental damage or substantially and avoidably injure fish or <br />wildlife or their habitat. <br /> <br />F. Several agencies, including Alameda Flood Public Works have been involved in <br />reviewing the development project and have determined, with implementation of <br />adopted mitigation measures (approved with project), no significant impacts are <br />anticipated. <br /> <br />G. The design of the subdivision or type of improvements is not likely to cause serious <br />public health problems. A multi-family residential use project of this size will not <br />involve significant amounts of hazardous materials or products. <br />
