<br />The lot sizes would range from 2,000 square feet to 2,975 square feet. The two lots closest to <br />Hays Street would each comprise 2,525 square feet; the middle lots would each comprise 2,000 <br />square feet; and the rearmost lots would each comprise 2,975 square feet. Each parcel would <br />have a 666 square-foot footprint occupying it. <br /> <br />All pertinent easements have been shown, including access easements, utility easements, sanitary <br />easements and storm drain easements. A Declaration of Covenants, Conditions and Restrictions <br />(CC&Rs) were also submitted as part of the tract map proposal. The CC&Rs appropriately <br />identifies the creation of a homeowners association with pertinent duties and responsibilities. The <br />homeowner's association will collect a monthly fee from the owner of each unit to pay for the cost <br />of maintaining the exterior of the building, the landscaped grounds, other site improvements such as <br />the entry arbor, driveway areas, guest parking areas, and fencing. <br /> <br />STAFF ANALYSIS <br /> <br />The proposed tract map adequately defines the property line boundaries. The map conforms to the <br />planned development approval to divide the single lot into six parcels (PLN2005-00l4l). <br /> <br />In addition, the developer has complied with various conditions of approval of the planned <br />development and vesting tentative map including but not limited to the following: <br /> <br />1. CC&Rs creating a Homeowners Association. <br />2. Final landscaping and irrigation plans. <br />3. Final details of the perimeter fencing. <br />4. Final details of the entry arbor arching over the driveway. <br />5. Final colors and material board, including enhanced decorative garage doors. <br />6. Specifying a 12.5 foot minimum setback from the southerly side property line. <br /> <br />The proposed tract map complies with the Subdivision Map Act and City's Subdivision Ordinance. <br />Pursuant to the Subdivision Map Act Section 66426 and San Leandro Municipal Code Section 7-1- <br />205, a final tract map is required for all subdivisions creating five or more residential units. <br /> <br />SUMMARY AND RECOMMENDATION <br /> <br />1. Tract Map 7810 is in conformance with the approved planned development and <br />vesting tentative map to subdivide the single-lot into six parcels (PLN2005-00l4l). <br /> <br />2. Tract Map 7810 is in compliance with Title VII, Chapter 1 of the San Leandro <br />Municipal Code (Subdivision Ordinance). <br /> <br />3. Tract Map 7810 is in compliance with the Subdivision Map Act (California <br />Government Code). <br /> <br />4.
